Our home was on the market for 90 days with little interest from buyers. We were feeling a little dejected. I reach out to the team and had the sense that I would be in good hands right away. We had an offer on our house less than 1 week after we listed! The inspection, paperwork and closing all went smoothly, even though the buyers didn’t have an agent and the lender and closing firms were from out of state. The team at KCR put in the extra work to make sure everything went well. Here’s some additional detail: Pricing Strategy – They were very accurate in their assessment of the market. They helped me understand that I had over valued the house in a way that made me react quickly with a pricing change. They knew where the sweet spot was and we agreed on a new price. Staging/Marketing – The house was beautifully photographed and the 3D tour was fantastic. I really feel like they did a good job presenting the house in a great light without over selling it. Negotiation – We initially received what I thought was a low ball offer. KCR helped to ‘talk me off the ledge’ and engage the buyers in a way that got us to a final price that was 99% of list in just 3 days. After the inspection the buyers came back with a long list of repairs. Anderson has a great grasp of repair and construction related issues and coached me through the list with clear recommendations on a response. He took the buyer through the list and we ended up in a very fair place. I really appreciated it. Administration – The team was always very responsive via email, phone or text. Jackson is a rock star. After the close I couldn’t get the final copy of the closing docs online and he drove them to my house! He really cares about customers and is a great rep for the KCR brand. I’d work with KCR again and would refer them confidently.

We worked with Karen, Paige Holliman and team to sell and buy a new house in Dunwoody. We listed previously with another highly recommended team and had over 90 showings (not kidding…) with one low ball offer. Our house had an odd layout which was not attractive to many buyers. Karen helped us set a realistic price (this is SO important) along with staging/minor updates prior to listing. Within two weeks, we had two competitive offers. She was upfront with expectations, personally involved, responsive, and guided us through the entire process. Her knowledge about Dunwoody is unmatched. On the buy side, we worked with Paige Holliman. We can not say enough about Paige! She accommodated our schedule to view houses and is very responsive. She also knows Dunwoody very well. We found the perfect house in our favorite neighborhood that was listed for more than we wanted to pay and she negotiated it down to a price we felt comfortable with. The sellers were VERY difficult but Paige never gave up, was calm, and kept us informed through the negotiation process and inspection. We ran into some unexpected issues with the sellers where they tried to avoid upholding items in the contract but Paige helped us manage through them even after close. We all want a deal to go perfectly however you will want Paige on your team in the event that things come up. Karen’s entire team was great too – Jackson communicated with us throughout the entire buy/sell process, Anderson with the inspection and Beth with close. We are finally in our dream home and so thankful we decided to work with Karen and team.

Every deal seemed to slip through the cracks for one reason or another, and we became increasingly aware of the blue and white Karen Cannon signs all over Dunwoody. I knew that as soon as our contract with the old realtor expired, I’d be re-listing only with Karen, and she’d also be the only agent to help us get into our new Dunwoody home. Best decision. Her entire team was top-notch to work with from start to finish. Our home to be listed was expertly staged, then beautifully photographed and filmed for her amazing 3D virtual tour. Marketing materials were then delivered and strategically placed throughout our home. The showing process was so organized through the app, so I was always in the loop with scheduling showings (a LIFESAVER when trying to show our home with two toddlers running around the place). Karen and Anderson helped us negotiate a rent-back deal with our buyer that allowed us to close on the sale of our home and then stay in the home for another 2 months while we renovated our new home! After watching so many houses disappear from the market before they were even listed with our previous agent, Karen got us into our dream home MONTHS before it was going to be listed!
