We’ve always believed that the best realtor to sell your home is the one who knows your neighborhood best—specifically, the one who consistently gets results right where you live. For us, that was clearly Karen Cannon. Over the three years leading up to our sale, we watched her successfully list and sell numerous homes in our Dunwoody neighborhood—including several that had previously sat on the market for many months with other agents, unsold. When we met with Karen and her assistant, Katie, we were immediately impressed by their professionalism and in-depth knowledge of the Dunwoody market. Karen confidently assessed our home as “turn-key” and recommended listing at $750,000, predicting strong interest and multiple offers within the first week. However, by the time we were ready to go live, a few new competing listings had popped up, and we collectively decided to adjust our list price to $745,000. Having experience buying, selling, and flipping homes, we were very familiar with the selling process. Our home went under contract in just 5 days, which was great. But being an older home—as is common in Dunwoody—we anticipated some inspection findings and a reasonable negotiation on repairs. What we didn’t expect was one of the most exhaustive inspections we’ve ever seen: sewer lines scoped with cameras, an aggressive $12,000 fireplace repair claim, and ultimately, a request for roughly $50,000 in concessions from the buyer. At that point, we were ready to walk. But Karen skillfully stepped in and negotiated the concessions down to about $32,000—an amount we were comfortable with to move forward. Throughout the entire process, even when we were stressed and likely not the easiest clients to deal with, Karen remained composed, professional, and committed to helping us close successfully. Karen Cannon has worked very hard for us and has now helped us buy 2 houses and sell 1 house. All 3 of these transactions were met with very unusual and challenging situations and she was a master at navigating through them to very successful conclusions. The most recent sale was, by far, the craziest situation we have ever seen in our buying & selling of houses (previous to these 3 transactions, we’ve bought/sold 4 other houses). The combination of an incompetent, uncommunicative agent and an inconsiderate buyer led to the contract they had on our house being both extended and ignored several times. This had a domino effect on the sellers of the house we were buying and the sellers of the house that our sellers were buying (literally, 3 houses were packed and ready to move with lots of money on the line). I cannot recommend Karen Cannon Realtors enough. We did a lot of research prior to listing our home. I spent a lot of time looking at local realtor's social media presence and listings. We had already purchased our new home and in doing so, spent a lot of time on realtor.com. After spending so much time looking at listings, I came to appreciate the detailed, professional listings that really stood out. Karen's listings draw the buyer in. I also saw her large real estate signs throughout Dunwoody regularly knew that she could sell our home. We decided to go with Karen and could not had been more pleased. Her photographer took pictures that made our house look amazing, including beautiful twilight photos highlighting the backyard. These pictures were of better quality than many houses listed for much more. She also has a 3D/ dollhouse view camera, which is very important in the time of COVID, so that buyers can have a virtual tour and really know if the house could be a good fit without actually stepping foot in your home. She paid for and provided a home stager which got our house ready for the pictures and showings. The mobile APP that was used to schedule showings was very easy to use with real-time feedback from the prospective buyers. We knew that her house was competitively priced and showed well but we still obtained very useful feedback from this app. She even had possible buyers lined up before we even listed as other realtors regularly contact her when they have buyers looking in Dunwoody/Sandy Springs area. Our home sold in less than 2 weeks near asking price. Karen came to closing and helped immensely with the inspection process. Her team was prompt to respond to questions and very attentive. While they are a "team", I was always able to directly text Karen with any concerns or problems. Even after closing, I had some questions and she immediately responded. Again I cannot recommend this company more and will always use them for any real estate needs.

Our home was on the market for 90 days with little interest from buyers. We were feeling a little dejected. I reach out to the team and had the sense that I would be in good hands right away. We had an offer on our house less than 1 week after we listed! The inspection, paperwork and closing all went smoothly, even though the buyers didn’t have an agent and the lender and closing firms were from out of state. The team at KCR put in the extra work to make sure everything went well. Here’s some additional detail: Pricing Strategy – They were very accurate in their assessment of the market. After the inspection the buyers came back with a long list of repairs. Anderson has a great grasp of repair and construction related issues and coached me through the list with clear recommendations on a response. He took the buyer through the list and we ended up in a very fair place. I really appreciated it. Administration – The team was always very responsive via email, phone or text. Jackson is a rock star. After the close I couldn’t get the final copy of the closing docs online and he drove them to my house! He really cares about customers and is a great rep for the KCR brand. I’d work with KCR again and would refer them confidently.

We worked with Karen, Paige Holliman and team to sell and buy a new house in Dunwoody. We listed previously with another highly recommended team and had over 90 showings (not kidding…) with one low ball offer. Our house had an odd layout which was not attractive to many buyers.
