Karen Cannon Realtors

My fiance' and I had an exemplary experience working with Karen Cannon Realtors. Our agent, Guy Goosen, is THE ABSOLUTE BEST!!! He was extremely knowledgeable, very understanding, and a delightful gentleman to work with. We ended up securing a property that checked all of our boxes while remaining well under budget. The closing process was also handled very professionally as well. Will be recommending KC and Guy to anyone who will listen!

Karen helped us sell our home with great efficiency. It hit the market on Wednesday evening and an offer was accepted by Friday morning. We were able to live in the home (with kids and dogs) and thanks to the guidance of her professional stager everything looked fresh and ready for a new buyer. Karen negotiated on our behalf and ensured the deal benefited us as the sellers. Highly recommend working with Karen Cannon to sell your home. From start to finish, our buying and selling process took only 8 weeks. That was only possible because of Karen and her professional team.

This was our 6th transaction with Karen Cannon Realtors! Erin was so helpful in finding an unlisted property in a building we desired. Extremely thankful for the expert advice.

Erin Brachman is one of the nicest, most thoughtful women I’ve met. She absolutely understood the mission and helped us find just the right place as we relocated from Chicago to Atlanta. Erin was very responsive and knowledgeable- buying our home was so easy - it felt like white glove treatment all the way! We HIGHLY recommend her!

We are truly appreciative of the KCR team! Their expertise enabled us to secure our dream home in our preferred neighborhood in Dunwoody. We reached out to Karen Cannon by text on a Wednesday evening to express interest in an off market home and then received news that our offer was accepted on Saturday morning. In that time frame, Karen negotiated on our behalf and made our sale a priority. She is communicative, knowledgable, and decisive. Her team is detail oriented and assisted us with every step of the process after offer acceptance through closing. We thoroughly recommend working with Karen Cannon Realtors and will share our incredibly positive experience with friends and family in the area!

Karen and her team were the ultimate professionals and fantastic to work with. They were clear eyed about what the house was worth and what we needed to do to get it ready. The communication was clear and on target every step of the way. A first class job start to finish - thank you all for making a difficult process as easy as possible!

Karen and her team were exceptional. Our experience made it clear why she is considered one of Dunwoody’s top realtors. Karen was the fourth agent we interviewed when preparing to sell our Dunwoody home. We narrowed the choice to two agents and ultimately selected Karen because she came highly recommended, has an outstanding reputation among our neighbors, and demonstrated a noticeably stronger marketing approach than the other agents we considered. That decision proved invaluable. Two of the earlier agents, both affiliated with large online real-estate firms, suggested comparable values that were up to $300,000 below our eventual sale price. Our home was a 1968 “Dunwoody Original,” carefully restored to preserve its Colonial curb appeal while being fully renovated from top to bottom. It featured the modern upgrades buyers expect, including an open-concept layout, new electrical and plumbing, a new driveway, and a pool. Within the first 24 hours of listing, we received the kind of offer Karen said she could count on one hand from her entire career. Of course, timing and a little luck played a role, but Karen’s pricing, positioning, marketing, and guidance put us in the best possible position to capitalize on it. We were also fortunate to sell to a wonderful family, and four months later we still keep in touch by text. It was especially meaningful to learn that one of our former neighbors received Karen’s marketing materials featuring our home, an affirmation of how beautifully she presented it. Leaving the Dunwoody community was bittersweet for our family, and we will truly miss the incredible neighbors who helped make it home. If Dunwoody is part of your next chapter, we wholeheartedly recommend giving Karen a call.

Justin and Jeny

Karen and her team did an outstanding job selling her house in Dunwoody. They lift up to the accolades.

Working with Cannon team real estate agency was an excellent experience! The house sold fast and at the asking price. The process was smooth, professional, and stress-free from start to finish. Guy Goosen, the selling agent, was terrific and professional. I was happy with the results and highly recommend them.

My wife and I recently sold a condo in the Atlanta Metro area, and Karen Cannon Realtors was chosen as the Real Estate firm to represent us in the sale of the property. Our agent, Melinda Nawn, and her team provided professional expertise, consistent and prompt communications, and an unwavering attention to our concerns and needs during the process from listing to closing. We have a second condo which we will be placing on the market in the next year, and Karen Cannon Realtors and Melinda Nawn will be our choice once again to help us through the process of listing and selling. The service and professionalism received from Melinda Nawn and her team at Karen Cannon Realtors exceeded our expectations, and we have had a number of real estate transactions during our lives from which to compare. Thank you Melinda and Karen Cannon Realtors! M&M

We used Karen Cannon Realtors for our buy side engagement and could not be more thrilled with our experience. I'm in sales so I appreciate urgency and quick responses, and after we cold outreached them we had a call back in not even 10 minutes. We then met with our agent Melinda two days later who made us feel completely at ease and certainly understood what we were looking for, but also our dynamics. A strong want move but not a need right now move. We absolutely never felt pressured to buy something. Melinda helped us through what ended up being a fairly quick overall process and we negotiated strong for an amazing house that checked all the boxes. Karen Cannon realtors and all their staff I highly recommend working with!!

We had a fantastic experience with the Karen Cannon Group on both the sale of our home and the purchase of our new one, back to back. Melinda was our realtor and she was outstanding from start to finish, professional, patient, and incredibly knowledgeable every step of the way. She and the team kept everything moving and got it all done in a timely manner, which took real coordination on both transactions happening at once. We felt like we were in great hands the whole time and couldn't have asked for a better realtor or team to guide us through it. Highly recommend the Karen Cannon Group to anyone buying or selling a home!

Karen and her team were absolutely incredible to work with from start to finish. We met with Karen in late April with the goal of listing by the end of May. While we missed that target by about a week due to some repairs, the home was live on June 4th — and we had an offer above asking price from the very first showing. We closed just 20 days later. What truly sets Karen apart is the exceptional team she has built around her. McCall, her client coordinator, was on top of every question and response — nothing fell through the cracks. Sean Bragg's photography and 3D virtual tour were stunning; he has a true eye for the best angles and lighting that made our home shine. Jennifer, our listing coordinator, kept us on track and on schedule throughout the process. And Beth Neal, our closing coordinator, made sure the finish line was smooth and stress-free. When Karen was away for a few days, Erin stepped in seamlessly and handled everything beautifully — we never felt without support for a single moment. Karen's vendor recommendations were equally impressive. Lisa Malvea with Caring Transitions was a lifesaver, helping us tackle the "stuff" — downsizing, organizing, and the move itself. Ricardo handled our handyman repairs at a fair price and with great quality. And for our new roof, Karen pointed us to First Georgia Roofing, whose pricing was very competitive and whose work gave us the confidence to list with no hesitation. Our stager, Mary, was relentless — and we mean that in the best possible way. She absolutely knows what she is doing when it comes to staging a home, and the results spoke for themselves. If you're looking for a realtor who delivers real results AND provides a first-class client experience at every stage — including a trusted network of vendors to get your home ready — look no further than Karen and her team. We are so grateful for everything they did!

Frances J

We greatly appreciated Karen's expert counsel throughout the home-selling process. She provided us with great advice on preparing our home, setting a competitive price, and negotiating to maximize value. Karen is an expert in the Dunwoody area who delivers results for her clients. She is responsive, professional, experienced and prepared - all the things you want in a partnership.

I have used Karen and her magnificent team twice in the last two years and both times it was a great experience. This past experience was challenging for me as I was in between homes, the new one being miles away. She and her team were a huge help post inspection, helping organize qualified contractors to get us to the closing table. I highly recommend Karen and her team!

Beth

Karen and her entire team worked with us seamlessly from start to closing. They all went above and beyond, were very professional and quick to respond to all of our questions and needs. Karen's knowledge of the market was spot-on when we were establishing the asking price, and our house went under contract in just a couple of days. I have already referred a friend to Karen and would not use anyone else for my real estate needs.

Karen and her team did a great job for me. House sold in one day from listing above asking. We closed in 30 days, all cash. She knows the north metro Atlanta market better than anyone and has an established track resord as a top producer. Very happy to have used Karen Cannon Realtors for my sale.

Jose Q

Karen Cannon and her entire team completely exceeded every expectation we had. From the moment we decided to list our home, we felt overwhelmed and uncertain. Karen immediately brought a calm, confident presence that put us at ease. She guided us through every step with remarkable clarity, turning what could have been an incredibly stressful process into one that felt organized, transparent, and manageable. The results were outstanding: 13 showings in just 3 days, followed by a full-price offer within that same short timeframe. That kind of strong demand doesn’t happen by accident — it’s a direct result of Karen’s deep market expertise, strategic marketing, and meticulous preparation. Her entire team was responsive, proactive, and highly professional from start to finish. We always felt well-supported, informed, and confident that every detail was being handled with care. If you’re looking for a realtor who delivers exceptional results while making the entire selling process feel smooth and stress-free, Karen Cannon is the one you want on your side. We couldn’t recommend her and her team more highly.

She worked wonderfully with us, making sure the process was smooth and stress-free for us. She helped us find our perfect home. Five stars all the way!

Erin and the team at Karen Cannon did a phenomenal job coaching us through the home selling process. After we decided to go with Erin, she helped us stage the property, price it appropriately, and create a buzz about it with other realtors and buyers. Within three days we had multiple offers and she helped us negotiate a quick sale and closing. I couldn’t recommend her more, she is one of Atlanta’s finest.

Recently worked with Karen Cannon Realtors on buying my first home. I first came across them by a family member's recommendation for realtor Melinda Nawn, and following up with her was one of the best decisions I ever made. As a first time buyer, stepping into the housing market was rather intimidating, but the KCR team made the process understandable, smooth, and were there for me every step of the way. Melinda took very good care of me, answering all of my questions thoroughly and timely and offering advice on many factors. During the whole process I always felt informed and aware of the timeline of action items. For walkthroughs she was very insightful and was great at spotting items of interest/concern that I definitely would've missed. Very knowledgeable about the area and always did her homework on the neighborhood, construction, people to contact, etc. Even after closing on the home, she's continued to check in on me to make sure I've been settling in alright. Melinda is a professional in every sense, and I'm super grateful for everything she's done for me. This is the team you want when it comes to buying or selling a home. 10/10. Thank you Melinda, Beth, and the entire KCR team!

Jonathan Kuo

Selling my home was a fantastic, stress-free experience thanks to Karen Cannon, my agent Melinda Nawn, and the whole KCR team. From the moment I met with Karen and Melinda, I felt confident I was dealing with top notch professionals. They know the market and the Dunwoody area, and had just the right strategy to prepare my house for sale. Most importantly, they listened to what I wanted: a quick, drama-free sale. And that's what I got. They had plenty of helpful contacts I could use to get my house in pristine condition. Karen's team organized the expert photography and made my house look like a million dollar property. Once the listing went live, we were immediately besieged with showings and offers, and within 48 hours I was under contract! Three weeks later we closed the sale. Through it all, Melinda, Karen and the whole team was very communicative and on top of everything. They guided me through the entire process and were just wonderful people to work with. I would not hesitate to recommend them to anyone looking to buy or sell a home.

Roslyn Mowatt

Karen and her team were phenomenal to work with. We went live and had several contracts in a matter of days, during a slow market. Communication was clear, consistent, and they managed every step of the process, complete with calendar invites – thanks Beth! You know, selling a home is tough. Especially when selling to another realtor. I am so lucky to have partnered with Karen. She is truly the best damn negotiator I have ever seen. She protected our interests and got us through a very quick closing. Thanks, everyone!

Nichole G.

Great and very professional customer service. We sold our house in 3 weeks from start to finish.

Angela M.

We are so glad to have worked with Karen and her entire team. Karen activated all the vendors we needed to prep the house to photograph, list and advertise. She ensured it was priced properly and met our goal of having it hit the market quickly. We had many, many qualified potential buyers see the home. After evaluating multiple offers, we took the best one and Karen continued to work with us to ensure a timely closing and ease of transfer to the new owners. I was living out of state and managing the sale of my mother’s home; Karen took a deal that could have been complicated and managed all aspects of it. Thank you, Karen, Anderson and team!

Beth H.

We recently bought and sold our homes with Karen and it was the absolute best experience. We had some challenging moments, but were so glad we had Karen and her team to overcome obstacles and get the deals done. Truly a professional experience from start to finish, we cannot recommend her enough. This is THE team to help you buy or sell your home. Thank you for all of your hard work!

Jackie & Gerry

My experience with the entire team at Karen Cannon, including my agent Guy Goosen, was outstanding. Throughout the process their professional advice and counsel on positioning the property for an effective sale clearly paid off as we had a signed contract with a highly qualified buyer within 45 days of the listing. And then Beth Neal and her closing team made that a very easy process. Thanks to all at KCR. I think the agency of choice in Dunwoody!

John P.

We’ve always believed that the best realtor to sell your home is the one who knows your neighborhood best—specifically, the one who consistently gets results right where you live. For us, that was clearly Karen Cannon. Over the three years leading up to our sale, we watched her successfully list and sell numerous homes in our Dunwoody neighborhood—including several that had previously sat on the market for many months with other agents, unsold. When we met with Karen and her assistant, Katie, we were immediately impressed by their professionalism and in-depth knowledge of the Dunwoody market. Karen confidently assessed our home as “turn-key” and recommended listing at $750,000, predicting strong interest and multiple offers within the first week. However, by the time we were ready to go live, a few new competing listings had popped up, and we collectively decided to adjust our list price to $745,000. Having experience buying, selling, and flipping homes, we were very familiar with the selling process. Our home went under contract in just 5 days, which was great. But being an older home—as is common in Dunwoody—we anticipated some inspection findings and a reasonable negotiation on repairs. What we didn’t expect was one of the most exhaustive inspections we’ve ever seen: sewer lines scoped with cameras, an aggressive $12,000 fireplace repair claim, and ultimately, a request for roughly $50,000 in concessions from the buyer. At that point, we were ready to walk. But Karen skillfully stepped in and negotiated the concessions down to about $32,000—an amount we were comfortable with to move forward. Throughout the entire process, even when we were stressed and likely not the easiest clients to deal with, Karen remained composed, professional, and committed to helping us close successfully. If you’re selling a home in Dunwoody, especially an older one, Karen Cannon is the realtor you want by your side. She knows the market, gets results, and brings a level of experience and professionalism that truly makes a difference.

Jake M.

We had the absolute best experience working with Katie Jones and the entire team at Karen Cannon Realtors. From the moment we connected with Katie, we knew we were in good hands. She not only helped us find our dream home, she helped us realize what we were actually looking for in a home in the first place. Katie went above and beyond throughout the entire process, making sure we felt informed, confident, and cared for at every step. Her professionalism, responsiveness, and genuine heart made what could have been a stressful experience feel smooth and even fun. And the support from the Karen Cannon team was seamless.. everything from scheduling to closing was handled with expertise and grace. Thanks to Katie and the KCR team, we’re now settling into a home we truly love and we honestly feel like we’ve gained a friend in the process. We can’t recommend Katie or Karen Cannon Realtors highly enough. If you’re buying or selling, this is the team you want in your corner!

Travis E.

Working with Karen Cannon Realtors and her entire team was one of the best decisions I’ve ever made. From start to finish, they were professional, knowledgeable, responsive, and incredibly supportive. Every single person I interacted with went above and beyond — it never felt like just a transaction, it felt like I had a full team of trusted partners guiding me every step of the way. Their attention to detail, constant communication, and genuine care made what could have been a stressful process smooth and even enjoyable. I always felt heard, understood, and 100% confident that I was in good hands. If you’re looking for a team that treats you like family and delivers results, look no further. I can’t recommend them enough — they are simply amazing!

We recently worked with Sabrina to sell our home, and we couldn't have asked for a better experience. This was our third time buying or selling a home, so we knew how important it is to have the right realtor by your side. Sabrina exceeded our expectations every step of the way. She was incredibly patient, always available to answer our questions, and genuinely ready to help whenever we needed her. She made the entire selling process smooth and much less stressful by keeping us informed and guiding us through every step. If you're looking for a knowledgeable, dependable, and caring realtor, we highly recommend Sabrina. We truly appreciate everything she did for us and would absolutely work with her again in the future!

Milt H.

Sabrina was amazing for us purchasing our first home. She was very responsive and involved throughout the whole process. Any questions we had she was on it! Definitely would recommend her to anyone!

Cape S.

Absolutely the best. Sabrina is very professional and knowledgeable. Always willing to do what it takes for her client. She is a wonderful person and gives great advice to help achieve the goals of her client. Any question asked will be answered and if needed researched to provide the best possible outcome. My property had been on the market for 2 years with no offers and even very few showings. Sabrina put in the work to get it seen and sold within 6 months with valuable advice on staging, pricing, marketing and response. I would recommend her without reservation to represent you to sell your property.

John

Sabrina was great to work with and would, without hesitation, recommend her to anyone needing to sell their house. She was courteous, professional, and extremely knowledgeable of the real estate business

Greg E.

Karen, Katie and team were incredible in ensuring we received multiple offers that exceeded our expectations. They were able to sell our home in one day at above asking, as well as negotiating for us to stay past close. We couldn’t be happier with the results and our choice of this team!

First Time Homebuyer in Sandy Springs Guy Goosen was a fantastic resource. He explained the entire process and was able to recommend local professionals to help our dream come true. Thank you Guy and to the rest of Karen Cannon!

Dillion D.

Andrew and the entire Karen Cannon team made the process of selling our home quick and flawless. Thank you for keeping the selling our home of 26 years so incredibly easy for us!

Debbie F.

Karen Cannon has worked very hard for us and has now helped us buy 2 houses and sell 1 house. All 3 of these transactions were met with very unusual and challenging situations and she was a master at navigating through them to very successful conclusions. The most recent sale was, by far, the craziest situation we have ever seen in our buying & selling of houses (previous to these 3 transactions, we’ve bought/sold 4 other houses). The combination of an incompetent, uncommunicative agent and an inconsiderate buyer led to the contract they had on our house being both extended and ignored several times. This had a domino effect on the sellers of the house we were buying and the sellers of the house that our sellers were buying (literally, 3 houses were packed and ready to move with lots of money on the line). After weeks and weeks of lack of communication and consideration, our buyers finally defaulted. We thought we were going to have to unpack our house and let the family down who was selling their home to us. But we had Karen… I can only say it this way… she pulled a rabbit out of her hat, somehow generated renewed interest in our house, showed our now un-staged, packed up house 4 times over a weekend, ended up with 2 offers, 1 being a cash offer with a quick closing. Due to the domino effect, she literally saved 3 deals. That’s 3 families with lots of money on the line and time spent. This was not luck; she worked her tail off. She kept lines of communication open between lenders, sellers, buyers, agents and attorneys and was in direct communication with everyone. And just to emphasize the working-her-tail-off point, prior to this, we needed to buy a house for a cross-country move in the Spring of 2020 (Covid shut-down time). I remember her walking through the woods behind our house in the rain on FaceTime showing me the property. Due to her bending over backwards to show us houses via FaceTime, we put a contract on a house sight-unseen and it was one of the easiest and stress-free Real Estate transactions we’ve ever had. And it is a great house; that’s how she described it to us back in 2020 and it has lived to up to that. Karen is truly the best.

John and Daniela C.

It gives me great pleasure to express my sincerest gratitude to Karen Cannon and her amazing team for the incredible work they did in selling our Dunwoody home. From the initial appointment to the signing of documents the Karen Cannon team were truly remarkable. Thank you Karen and Team

Mike & Mary Jane Trapani

I have worked with Karen Cannon realtors twice. First, Karen sold our home when we moved out of state and recently she sold my parents home. Both sales went smoothly. Karen always called or texted right back when I had questions. She’s a great negotiator and I always felt she had my back. The whole team at Karen Cannon Realtors is first rate. I highly recommend them!

Melissa B.

Karen and her team have provided a first class service in marketing and selling my home. Nothing was too much trouble and even small details were well taken care of.

Tim W.

Awesome experience. My home was on the market ONE day and had multiple offers on the next day! Several above asking price (in this market)!!! Her team was polite, professional, and got us under contract at the price we wanted. From her marketing team to her technology team, they were all stellar. And did I mention, we went from offer to closing in 21 days. What else can be said about Karen, Andrew, Beth and the whole team. They were the best!

Erinn C.

Erin spent a Saturday and Sunday driving us around looking at houses we had identified as well as a few she felt fit the bill, and also just generally touring us of the area. On day two we found our dream home, made an offer, and closed quickly. Great experience working with Erin!

Devin B.

Karen and her team are fantastic. We did a sale and a purchase with her agency. She and her team know the area like the back of their hands. Great marketing and coordination for all aspects of the process. Highly recommended. Will use her again in 10 years when we retire and head south!!

Rusty & Patty L.

My husband and I have been working with Erin from Karen Cannon Realtors and she has been a treasure! She went above and beyond to help us find the house of our dreams and fought for our interests during the negotiation process. On top of that she was very accommodating and responsive.

Maria K

Her accessibility and responsiveness also made us feel confident and supported throughout the entire journey. Throughout the process, Karen and her team demonstrated a remarkable level of commitment to ensuring a smooth and successful transaction. I am very grateful for Karen team's expertise and commitment to excellence. I fully recommend Karen and her team to anyone seeking a dedicated, knowledgeable, and results-driven real estate professional.

Jack W.

Karen did an outstanding job like she always done. This is the 2nd house she has sold for us. Both times were an excellent experience. We have also bought a house from Karen, she knows what to do, when to do it and always gets the job done right.

Gene D.

We had a great experience! Andrew Dennis our listing age was outstanding in his professionalism and attention to our concerns. Any time we called with a question he called us back within 5 minutes. They guided us all the way thru the process and it was not easy after living in our home for 41 yrs. From the initial listing to closing they were right by our side. The firm is spot on professional. If I could give them 6 stars I would!

Pete T.

We chose Karen Cannon and Andrew Dennis as our realtors when we recently sold our house. They were both professional and supportive through the entire process. Andrew was especially good about getting back to us with our many questions and concerns. We enjoyed working with them both and would highly recommend them for any of your real estate needs.

Linda T.

I had a great experience with Karen Cannon Realtors, specifically with Erin Brachman and her team. They did a great job keeping me informed of what I needed to do to close on my new townhome and I could not be more satisfied with the outcome.

Ashley T.

No one knows the Dunwoody/Sandy Springs market like Karen and her team! We worked with Karen and Andrew to find our dream home and sell our current property. Their knowledge of the market, professionalism and honest candor made them a pleasure to work with throughout the process. We highly recommend working with them!

Toney & Tricia

Simply put - the best. Working with KCR - especially with Andrew who represented us as buyers - was a true blessing. From the start, they advised on how best to navigate the current housing market and helped position us to win in a multiple-bid situation. They made the entire process seamless. Communication was frequent, transparent, and professional. This was by far the most seamless real estate transaction we've been part of. Andrew now represents us in the selling of our current home. Selling process too has been nothing short of perfection. Every step - from staging, pricing, listing, negotiating, to contracting - has been stress-free and for that we are truly grateful to have found KCR.

P Lee

We worked with Karen Cannon and team on the purchase and sale of our home. We can't enough good things about our experience. Karen and team were fantastic communicators and were there with us every step of the way through the process. Buying and selling can be a lot and Karen and her team were great!

Adi & Kenny

We have bought and sold several homes over the years with Karen. She truly has a team that takes care of you from the moment you start the new home process right to the day of signing. Always above and beyond.

Keith & Lisa

I had the pleasure of working with Karen and her team during the recent sale of my home. Karen's years of experience were invaluable in navigating the current real estate market. Karen and her team were always available and very responsive to all of my questions. She has all of the bases covered with her team, from the marketing to the photos/tours to negotiating the terms of our contract...Karen and her team do it all and provide a great full service experience. And when it came time to prepare for my closing, Karen and Beth kept me informed and prepared every step of the way. I would highly recommend Karen and her team!

Glenn A

Karen is a go getter and focused on the end goal. If you hire her to sell or to buy she will ensure that happens. With any deals/negotiations you as a seller/buyer should also be ready to be flexible. If you do, she will make things move. In our case we had a number that was in our mind however the market didn’t bear that number. Karen worked with us and the buyers agent to ensure we all gave in a bit to close the deal. The key with Karen is she will ensure things move and close quickly.

Simi M

We definitely recommend Karen Cannon Realtors. Karen is extremely professional and has an excellent support team! We were guided through each step of the process as Karen and her team marketed and sold our home. The process was seamless with exceptional communication, beginning with Karen providing area comps and advising on various pricing strategies as Jennifer coordinated a professional stager, photographer, and Sean who provided a remarkably impressive 3D virtual tour. Emma did an excellent job developing our marketing plan and social media campaign. Our home was listed on a Thursday with appointments available beginning on Saturday, and multiple contracts were in hand on Monday morning. Karen walked us through the pros and cons of each offer and negotiated the final details and sale price, which was 55K over asking price. Beth, as the closing coordinator, worked closely with the attorney and was terrific at guiding us through the closing process. Both my husband and I are extremely impressed with Karen Cannon and her team. We are very grateful to Karen who was available and advised us through each step of the process. Whether you are selling or buying we HIGHLY recommend this unique and incredibly professional realty group.

Kim Hunt

We have lived in Dunwoody for 15 years, and when it came time to sell our home we chose Karen to represent us for many reasons. Firstly, we have heard nothing but fantastic things about her and her team. Secondly, when you have lived in the area you can’t help but notice how many properties she represents and the speed in which they sell. Even down to the little details of the sign in the yard (not the cheap push in signs), this is just an indicator of the quality service Karen provides. Karen in an expert in the area of Dunwoody and Sandy Springs! You can’t go wrong with her for the sale of your home.

Shannon & Todd Grates

We purchased our home in Dunwoody via Karen Cannon Realty. Everyone was very professional and efficient. Finding our new home was a difficult task for them since we were very specific about what we wanted. They came through for us. We highly recommend them.

Bill & Anne Janci

This is our 3rd time with Karen being our agent. Can’t say enough about the professional dealings with Karen and her team. Everyone works hard until their task is complete. They make buying or selling simple. Karen and company have your back from the beginning to the end. She’s a great realtor but also a friend. Thanks to all!

Very professional, excellent support team. Worked with us on a very specific search and found us our forever home. Also very responsive and professional when we sold our house, overall we are very happy with the results.

The Mikovenyi’s

Karen and her team are exceptional in every way that mattered as we navigated selling the home we love and then finding and buying a new one. Karen and each member of her team were professional, prompt and courteous – not to mention extremely knowledgeable and all-around great at what they do. Karen guided us, fiercely advocated for us, laughed with us when things got crazy, and kept us informed and on track. We could not imagine a better experience. Thank you, Karen and team, for helping us start our next adventure!

Karen Cannon Realtors stood head and shoulders above the other realtors we interviewed. Karen has great drive and energy. She and her team have done an EXCELLENT job selling our home (in just a few weeks). Communications were swift and efficient (even though we were based overseas). Karen and her team were always responsive, professional, "can do", and a pleasure to work with. All aspects of the sale process were well handled. We were given sound and high-integrity advice on the key financial elements (listing price, and the subsequent negotiation of offers). I have nothing but praise for Karen and her team and have no hesitation at all in thoroughly recommending her firm.

Patrick & Di Scott

Working with Karen Cannon Realtors team on the sale of our home has been an extremely positive and PROFESSIONAL experience. Karen and her team are excellent communicators and provided the necessary level of support and guidance throughout the listing, showing, and negotiations experiences. Kudos also to Karen Cannon Realtors for the effective use of current administrative technology, which made the entire end to end real estate transaction process very streamlined for us.If you are looking for individuals and a team who have experience in working with clients in unprecedented environments, and are PROFESSIONAL in their interactions with others, you must select Karen Cannon Realtors for your sale (or purchase).

Paige recently helped us sell a home, and I can honestly say that she made the entire process seamless! As an out-of-town seller, we weren’t able to handle many tasks in person, so it was a huge relief to have someone we trusted taking care of things in our absence. She provided service above and beyond what we expected. Extremely responsive and always available to answer any of our questions, Paige provided all the support we needed and then some! Her experience, advice, and attention to detail were invaluable during the entire listing and sale process, and we cannot recommend her enough.

Molly Paxton

My partner and I were first time home buyers, and despite the tough buyer situation in 2022, we managed to find our perfect home! Big thanks to Andrew Dennis. He was very professional, responsive, and was happy to explain the process clearly to us. I have no doubt that it was his professional knowledge that got us to where we are today. We will be in contact with Andrew and Karen Cannon Realtors again in the future to move on whenever that may be!

Luke Ardizzone

Paige was excellent in our long search for our first home. She was very informative through all steps in the process, and ultimately directed us toward the home we fell in love with! Highly recommend if you’re looking for a great, honest realtor!

Kathleen Garcia

Karen Cannon and her team are just wonderful! We sold our home with questions answered quickly, guidance offered honestly and assistance throughout given freely with confidence. Karen is a neighbor that cares for Dunwoody- it's past and future, and I know will continue to be a great resource to anyone looking to sell or buy in this area, or any Atlanta area! Her team is efficient, friendly, helpful and genuinely concerned for all involved in the process of selling. We recommend Karen and her company and thank her for all her help. Also, two people that work with Karen that we have grown very fond of and recommend highly along with Karen is Meagan, assistant to Karen, and Andrew Dennis, fellow agent. Meagan never failed to follow through on our many questions and we had many! Andrew Dennis is a rock star real estate agent! He is truly thoughtful and caring, with a heart of gold, and a real estate agent in this group that I recommend to anyone selling or buying without hesitation! We have used Andrew Dennis in the past to buy and sell and Karen is lucky to have him join her company! Karen Cannon Realtors exceeded all our expectations from beginning talks to a smooth closing!

Karen Cannon Realtors has sold a home for us and helped us buy one and I can't say enough good things about their professionalism and market knowledge. We recently worked with Paige Holliman, and she was terrific! She came prepared when we met, already having pulled comps and familiar with the area (Brookhaven all the way to the other side of Buckhead). She was very patient and calm and proved a good advisor to bounce things off of. We were very pleased with all of our interactions. Highly recommended Paige, Karen, and the whole crew!

Mary Scoot Vaughn

We contracted with Karen Cannon Realtors to sell our 26+ year home in the Wyntercreek neighborhood & used as our buyers agent to find the perfect downsize in Dunwoody. The experience, expertise and professionalism in an emotional journey was and will always be forever appreciated. We love our new home as much as our 1st. Thank you team Cannon!

Ken Wright

Karen is top notch the best around to help market and sell a home. Karen and Meagan went above and beyond to help us buy and sell in 2021. They are always super responsive and even helped us in organizing staging company for our home. We sold without really having to go to market, which took a lot of pressure off. We would recommend Karen and her team to anyone! Thank you all for everything!

Bottom line is that you need use Sabrina McDonald if you are looking for a realtor who can get the job done in the most competitive markets. She is knowledgeable of the Atlanta market and outworked every other agent we encountered. Sabrina does an incredible job of understanding your goals/dreams and finding the perfect house that works for you. She is professional in handling your home search and was always available to answer any questions. It was clear to us that Sabrina has a passion for helping her clients find the right homes. Sabrina McDonald is the realtor you need to ensure you find that perfect home you have been looking for. If you need more proof, you can read our story below. We moved from out of state to Atlanta at the height of the most competitive real estate markets in recent history. Due to being out of state, we had to rely on our realtor more than ever. Houses in Atlanta were difficult to find and even more difficult to win, if we were even able to get an offer submitted. When we started our search, we originally had a different agent than Sabrina. I knew that getting a good agent was important, but had no idea how much of a difference it could make until we found Sabrina. Our first agent was somewhat helpful, but we were having a hard time even getting a chance to see houses or make offers. Eventually we switched to Sabrina and she made such a difference in our home search. From the very beginning Sabrina was quick to help us figure out what things were important to us while simultaneously identifying several areas for us to start looking in. She was very receptive to our needs and was always available to answer questions about any neighborhoods. If there was a neighborhood that Sabrina wasn’t familiar with, she had already driven through it before we even had questions. Once we identified some areas to consider, Sabrina was quick to identify possible houses on the market and coming soon. She also did several video walk throughs when we were not able to get in town to look at the house. On several occasions, Sabrina got into houses to do video walkthroughs when there were no more showings available. With each house, Sabrina was quick to explain what it might take to submit a winning offer when we were against such extreme competition. She made sure we were prepared to compete with the best. Ultimately, Sabrina helped us find the perfect house for our family in a great area. She helped us beat a multitude of other offers on a house that had 50 showings in 48 hours. It was Sabrina’s knowledge, guidance, and hustle that made all the difference.

We purchased our fist home through Karen Cannon, and thanks to her, we likely won't be moving out of it for decades to come! It really is our dream home, and we grow to love it even more each year. My husband and I had different ideas of what we wanted in a house, and she was able to help us find a home that checked most of the boxes on our list, without much compromise from either of us. She worked closely with the builder during the negotiating process to make sure that we got the best deal, and helped us to understand what was a fair and reasonable ask from our end. She was also a terrific resource for us when it came to securing a mortgage. She is a very well-respected member of the Dunwoody community and makes and really keeps her finger on the pulse of what is going on in the area. Since we've purchased our home, we've never hesitated to reach out to Karen with any questions we have about our home, and she is always quick to help with a reply. She is knowledgeable, professional, friendly and makes you feel like family. She has a wonderful network of colleagues, and is a trusted source for any recommendations. Karen and her team also make an effort to keep buyers feeling like part of the family well beyond their point of purchase. We purchased our home six years ago, and we still feel like an integral part of her business. The whole team is welcoming and Karen does a fantastic job of staying in touch with her clients. It's really nice to see how invested she is in our family. We'd highly recommend Karen and her team to anyone looking to buy or sell a home!

Lorna Sherwinter

Andrew Dennis is fantastic - the all around most helpful realtor ever! The combination of Andrew and Karen Cannon Realtors led to my best ever home selling experience. If you are listing a home in the greater Dunwoody area, call them first. The whole process was highly professional - from all the prep-coaching to the sturdy and attractive yard sign to the supporting listing/materials. Andrew really stood out in his friendly willingness to assist with logistics, such as identifying a move out cleaner or finding a last minute home for an air hockey table and bedroom set the buyers did not want. That's usual - and as I had already moved out of town - really helpful. Highly recommend!

Patrick Lane

Absolutely amazing!!! Paige is definitely a high achiever. Especially in todays market where houses are going at lightening speeds, Paige was always on top of every listing and offer we wanted to make. We valued her expertise in helping us make reasonable offers and being able to compare what other similar houses were going for. She ensured all our closing inspections and process went smoothly. She is definitely someone who we will be using again in the future. Highly recommend

Toral Patel

Paige Holliman at Karen Cannon is a rockstar! She helped me buy my first house several years ago and was the first person I reached out to when I was ready to sell. She made the process absolutely seamless. I had so many questions and bothered her at all hours of the day and night and she was there every single step of the way. She got my house sold for over asking before it even hit the market and worked hard to stick to my timeline to make sure my move was as smooth as possible. Paige honestly has become a friend through it all and if I could have taken her with me to house hunt in my new state, I would have! Seriously, if you need someone who will get stuff done and fight for you, Paige is your girl. Thank you, Paige!!

Emily Rose

Sabrina McDonald, our agent, listened to what to what my husband and I wanted in our dream home. It was what my friends called a “unicorn”. But she found it for us as well as sold our home in record time. I would not hesitate to use Sabrina with Karen Cannon Realtors again. I love my new home!!!!

Jeff Collins

The KAREN CANNON Realtors team helped sell my house with amazing speed and at a more than asking price. Karen herself was a consummate professional and an absolute pleasure to work with. She guided me through the preparation of my 19-year-old property, pinpointed specific critical areas where fixing up was required to meet the expectations of prospective buyers without going overboard with nice-to-do improvements. The KC Realtors also helped with referrals to reliable handyman jobbers, cleaners, and photographer to ready the house for listing and marketing. The multiple listings presented my house in its best condition and look despite its age. The end result spoke volumes; my house was sold within 3 days. In addition, Karen recommended Weissman Law’s “ClosingConnect” online platform to manage the closing process; it was executed with precision, even enabled a virtual closing on my part. Working through the KC Realtors to sell my house has been a reassuring and profitable experience, I would gladly refer others to this competent firm.

Kennie

Karen and Dennis were awesome to work with. They guided me through every process when I sold my home and helped me get above listing price. Everything went smooth and transparent. Highly recommend them. Thank you both so much.

Ana P

Thank you Karen and team for helping to sell my Mom’s house in Dunwoody! It was great working with someone who knows the area and could help navigate us through the process. We are very happy that the house sold within a week!

Lynn Pinyerd

We worked with Karen and her team to purchase a house remotely. My wife and I were living in California at the time, and I was getting ready to deploy with the military. Karen helped us through the whole process! She has a good eye for details, was meticulous in her taste, but also seemed to have a good ability to cater to what we were looking for. She worked closely with the inspectors, our mortgage broker for a VA loan, and the seller’s agent, and worked with our power of attorney so that we could close while out of state. Perhaps most importantly, she got us the house we wanted in a competitive market and was able to negotiate a seller rebate. If we had to do it all over again, we would definitely choose her again and again! 5 Stars!

Jeff Cook

I worked with Paige at Karen Cannon Realtors to sell my condo; she had a great insight on what little things to do to help it look great and sell, brought in a photographer who was able to capture the best the condo had to offer, and researched the bids that came in to recommend a best approach (keeping an eye out for things that might complicate a sale). Paige was a tremendous advocate for me, and she can be the same for you!

Chris Florence

Working with the Karen Cannon team and Paige Holliman in particular was the absolute best decision my family made this year! We made a huge decision to move from NYC to Atlanta (Sandy Springs area, specifically) and with that decision came many questions, anxieties, and - given we were so far away! - a real need for a trusted partner. Paige far exceeded absolutely all of our expectations and now that we've closed on our home, I'm happy to say she'll remain a friend. Paige was incredibly responsive, did so much work upfront to understand our family's needs and wants in a property, was the picture of professional throughout every interaction, and it was so clear how much she really just wanted to support and guide us in making the right decision for our family. I'll never forget when we were debating a particular decision she said, "I want you to get a house you're happy with no matter what. I want to be friends after this and come over, have you over for dinner." That spoke volumes to me - it's so hard to find someone who you know really has your best interests at hear and Paige is 10000% that person. We found an amazing home, learned so much along the way, and have already recommended the KC team to family looking to buy in the Orlando area. Thank you so much Paige for making our first time home buying experience one to remember!!

Aida Vega

Paige Holliman exemplifies outstanding excellence in real estate! We couldn't have asked for a better professional to assist us in finding our new home. She took time to walk us through every step of the process, from discussing properties, to her in-depth knowledge of the current market and trends, to delivering expertise in contract negotiations that helped us actually be the winning bid on our home. This will be my fourth home purchase and I've never worked with a more detail-oriented agent. We highly recommend Paige!

Denise

Outstanding! I am so fortunate to have connected with Paige Holliman for the sale of my brother’s home. At every step and through a myriad of complications, Paige provided guidance, spot-on resources, patience, sensitivity, and a positive outlook. I highly recommend Paige!

Valerie Rossi

Paige is absolutely phenomenal to work with! As first time home buyers we had so many questions and she was always available to us and helped us understand everything so well. We worked with her for over a year and she's very knowledgeable and great at what she does! We would not have gotten the house we fell in love with if it were not for her! Highly recommend working with Paige whether you are buying or selling!

Haley Sutton

Lisa Seigle and the whole team at Cannon Realtors made the experience of selling our home effortless. They were there every step of the way. Lisa was extremely responsive, literally answering texts, emails and calls immediately. A first class operation all round.

Karen Manidis

Paige is an amazing realtor! She is very patient, attentive and knowledgeable. I would certainly 100% recommend her to anyone looking to buy or sell a home.

Marcus Linden

Karen is THE real estate expert in Dunwoody. We trusted her expertise for the sale of our luxury home. She understands the local market and how to target buyers through multiple platforms. Her support team was wonderful and helped to make sure every aspect of the home selling process ran smoothly. Karen is not only a professional but cares about her clients personally. Would recommend Karen Cannon and her team! Paige is a Dunwoody real estate expert and resident. Through her local connections, she was able to find us the PERFECT home for our needs prior to it listing, which was very important to us in a competitive market. Paige is thorough and knowledgeable when working through contracts and negotiations, helping us through each step of the buying process. Would recommend working with Paige to buy your next Dunwoody home!

Nicole Dooley

Working with Karen Cannon and her team was the best! From the moment we began the search for my new home and until well after the closing, their professionalism and expertise was unmatched. Every question and request was handled immediately and thoroughly. The closing was swift and seamless. I highly recommend Karen Cannon Realtors!

Katherine Fortner

Having not sold a house in over 20 years, we weren’t sure what to expect when we decided to move. However, from beginning to end, Karen Cannon and her team at Karen Cannon Realtors were professional, strategic, responsive, and thoughtful. Karen and her team made selling our house, in a pandemic, during the holidays, a delightful experience. Thank you for helping us handover our home where we raised our family to another family. You all are simply the best realtors.

Erin Sjostrom

Karen Cannon and her team really came through in marketing and selling our house. She has the resources to fully understand the market to price your home to get immediate activity and a fair price. And when the buyer and their realtor became difficult she was able to navigate us through some challenging situations. She and her team are very professional and I highly recommend them!

Beth Miller

It was an easy decision to use Karen Cannon and her team when we decided to put our house on the market. We had worked with Karen and her team 7 years prior when buying that house and we felt it only made sense to have her team help us with selling it. To say they're a one stop shop is an understatement, they truly think of everything from setting up a visit with a professional stager, to extensive marketing, great sign visibility, incredible photography and of course negotiating on our behalf. We're very thankful for Karen and her team and would recommend them to anyone who is looking to buy or sell a home!

Andrea Junca

Paige Holliman was amazing through the whole home buying process. She is super knowledgeable, patient, and responsive. All things my husband and I greatly appreciated as first time homebuyers. We knew nothing walking in, and she coached us through the process and held our hands (not literally, COVID) through the waiting and discovery periods. She gave honest advice and built great trust with us. I highly recommend Paige. She helped us find and close on the perfect home for us.

Alicia Bransford

The Karen Cannon Realty team was fantastic to work with. They made buying and selling our home super easy and stress free. Selling a home during a pandemic isn’t easy but Karen and the team took every precaution and made everyone feel safe. We would highly recommend them to anyone wanting to buy or sell their home. First class!

Fred McConnel

Paige was amazing to work with! She is very knowledgeable and was very responsive to any needs. She helped us through every step of the purchase of our new house and the sale of our old house. She knows Dunwoody and priced our house so that we got a full price offer. We highly recommend her!

Marcy Cooper

I cannot recommend Karen Cannon Realtors enough. We did a lot of research prior to listing our home. I spent a lot of time looking at local realtor's social media presence and listings. We had already purchased our new home and in doing so, spent a lot of time on realtor.com. After spending so much time looking at listings, I came to appreciate the detailed, professional listings that really stood out. Karen's listings draw the buyer in. I also saw her large real estate signs throughout Dunwoody regularly knew that she could sell our home. We decided to go with Karen and could not had been more pleased. Her photographer took pictures that made our house look amazing, including beautiful twilight photos highlighting the backyard. These pictures were of better quality than many houses listed for much more. She also has a 3D/ dollhouse view camera, which is very important in the time of COVID, so that buyers can have a virtual tour and really know if the house could be a good fit without actually stepping foot in your home. She paid for and provided a home stager which got our house ready for the pictures and showings. The mobile APP that was used to schedule showings was very easy to use with real-time feedback from the prospective buyers. We knew that her house was competitively priced and showed well but we still obtained very useful feedback from this app. She even had possible buyers lined up before we even listed as other realtors regularly contact her when they have buyers looking in Dunwoody/Sandy Springs area. Our home sold in less than 2 weeks near asking price. Karen came to closing and helped immensely with the inspection process. Her team was prompt to respond to questions and very attentive. While they are a "team", I was always able to directly text Karen with any concerns or problems. Even after closing, I had some questions and she immediately responded. Again I cannot recommend this company more and will always use them for any real estate needs.

Shannon Norris

Karen and her team went above and beyond to get our house listed and under contract within days. It truly was an exceptional process and don’t think any realtor could have gotten our house sold so fast. Karen’s excellent knowledge of the local market is a testament in the success of selling our home and target price.

Sarah Frey

My recent experience with Karen Cannon Realtors was very positive. My home sold in less than 2 days at a price above asking. Karen places a lot of emphasis on properly preparing the home for market with professional staging coupled with excellent use of marketing materials. She has tremendous knowledge of the local market and what sells homes. In my opinion, there is not a better agent or agency in the Dunwoody/Sandy Springs area than Karen Cannon.

Dan Trettin

Karen and her associates were helpful from the beginning of the process through the closing. They made suggestions to get the house ready to sale. While on the market they provided feedback from people looking at the house. Statistics comparing similar houses in the area were provided frequently. Karen or Jackson were always available to answer our questions.

Marsha & Tom Holcomb

Karen and her team recently sold my home. In typical times, selling a home can be stressful and tedious, but we are not in typical times. Given the extreme variables of a major personal life change; international relocation; and global pandemic…any of which, alone, could upend a real estate transaction…Karen and her team needed to manage all simultaneously. The preparation, listing, showings and offers/negotiations were all handled timely by Karen and her team. I appreciated her professionalism and candor throughout the process. I would recommend her and her team, for the most straightforward through to the most complex situations, to manage your real estate transaction needs.

Brian Mitchell

I have used Karen twice, most recently in 2019. Karen and Anderson gave sound advice and helped me make good decisions. She knows the market, and she is responsive. I heartily recommend Karen Cannon Realtors.

Chuck Cole

After months of researching options to list our property, we chose Karen Cannon and Team. Karen’s immediate responsiveness and attention to detail were key contributing factors. As we got to know Karen though, her values and work ethic reinforced our decision each day. Even during the COVID-19 shelter-in-place orders, Karen and Team stayed focused and exemplified leadership during this crisis. Bottom line, it’s about branding. Karen Cannon (and team) go the extra mile because it’s HER name on the sign – not a national chain or other agency.

Sheri & Jeff Henderson

We're celebrating with our team at Karen Cannon Realtors! Thank you for your diligence and energetic optimism. Lou and I truly believe you are the premier Broker in the Dunwoody, Sandy Springs area. We've bought and sold several homes in our 49 years of married life, and this, I believe is the most satisfying one of all (like Alka Selzer: "Oh what a relief it is.").

Lou & Cyndi Richey

You and your team earn the trust and accolades of your sellers and buyers every day. Thanks so much.Karen Cannon and her team helped us sell our home in Dunwoody. She and her staff are professional, communicative, caring and hard working. Highly recommend.

Ryan & Jessica Boone

When I was looking for a realtor Karen was at the top of the list. I appreciated her knowledge of the field, her understanding of the consumer and her educated counsel. There were times I wanted to metaphorically “turn right” and she professionally would present the argument for “turning left”. Coming from the corporate world…. these are characteristics that I recognize, respect and appreciate. She and her team are the best of the best.

Marion Woodbury

We had a great experience using Karen and her team to sell our home and purchase our new home. Sabrina was always available to show me new homes, responsive, and quickly knew just what we were looking for and helped us find it! The selling team was great, professional, friendly, provided all the data we needed, and always available to answer our questions. Moving isn’t easy, but Karen’s team made the process low stress and efficient. We highly recommend Karen and her team!

Don & Hilary Lancaster

What a great team to work with! From the first meeting I had with Karen- I knew she would be able to sell my home. She is very knowledgeable of my community and educated me on comps and what needed to be done to make my home ready to be shown in the best manner. Her husband, Anderson, was also instrumental in giving advice on best services to prepare for inspection. From getting my home staged, photographed, listed and showing it to potential buyers- there was always a staff member to assist me -all the way to the Closing!

Sonya Veazey

Karen and her staff are great to work with. We’ve purchased two homes and sold a house with Karen in Decatur and Dunwoody and will for sure use her again in the future.

Brian & Sarah Burns

We chose Karen Cannon Realtors because of the professionalism she and her team had for listing our home. There was a very easy process to list and her people were there to help with every step. The house marketing materials were exceptional and reflected the quality of home we were selling. The process was efficient and we were pleased with the results of a sold house.

Alex Fenech

Karen Cannon and team are the absolute best! Don’t look any further if you’re buying or selling in the Dunwoody / Sandy Springs area. Both bought and sold my house (10 years in between) with them and they were phenomenal. Team goes above and beyond (thank you Jackson!) to get everything right and had absolutely no process issues. Great work!

Jason & Stephanie Philips

Our home was on the market for 90 days with little interest from buyers. We were feeling a little dejected. I reach out to the team and had the sense that I would be in good hands right away. We had an offer on our house less than 1 week after we listed! The inspection, paperwork and closing all went smoothly, even though the buyers didn’t have an agent and the lender and closing firms were from out of state. The team at KCR put in the extra work to make sure everything went well. Here’s some additional detail: Pricing Strategy – They were very accurate in their assessment of the market. They helped me understand that I had over valued the house in a way that made me react quickly with a pricing change. They knew where the sweet spot was and we agreed on a new price. Staging/Marketing – The house was beautifully photographed and the 3D tour was fantastic. I really feel like they did a good job presenting the house in a great light without over selling it. Negotiation – We initially received what I thought was a low ball offer. KCR helped to ‘talk me off the ledge’ and engage the buyers in a way that got us to a final price that was 99% of list in just 3 days. After the inspection the buyers came back with a long list of repairs. Anderson has a great grasp of repair and construction related issues and coached me through the list with clear recommendations on a response. He took the buyer through the list and we ended up in a very fair place. I really appreciated it. Administration – The team was always very responsive via email, phone or text. Jackson is a rock star. After the close I couldn’t get the final copy of the closing docs online and he drove them to my house! He really cares about customers and is a great rep for the KCR brand. I’d work with KCR again and would refer them confidently.

John Piccarillo

We worked with Karen, Paige Holliman and team to sell and buy a new house in Dunwoody. We listed previously with another highly recommended team and had over 90 showings (not kidding…) with one low ball offer. Our house had an odd layout which was not attractive to many buyers. Karen helped us set a realistic price (this is SO important) along with staging/minor updates prior to listing. Within two weeks, we had two competitive offers. She was upfront with expectations, personally involved, responsive, and guided us through the entire process. Her knowledge about Dunwoody is unmatched. On the buy side, we worked with Paige Holliman. We can not say enough about Paige! She accommodated our schedule to view houses and is very responsive. She also knows Dunwoody very well. We found the perfect house in our favorite neighborhood that was listed for more than we wanted to pay and she negotiated it down to a price we felt comfortable with. The sellers were VERY difficult but Paige never gave up, was calm, and kept us informed through the negotiation process and inspection. We ran into some unexpected issues with the sellers where they tried to avoid upholding items in the contract but Paige helped us manage through them even after close. We all want a deal to go perfectly however you will want Paige on your team in the event that things come up. Karen’s entire team was great too – Jackson communicated with us throughout the entire buy/sell process, Anderson with the inspection and Beth with close. We are finally in our dream home and so thankful we decided to work with Karen and team.

Jason & Olivia Maples

Karen and her team did an excellent job for me. We quickly received an offer I was pleased with and we closed with no hitches. I would highly recommend Karen Cannon, Realtors.

Gary Waddell

We have used Karen on our last two home sales over the past ten years. We could not give a stronger recommendation. Her knowledge of the Dunwoody and Brookhaven submarkets is unrivaled.

Clay & Sherri Robertson

We worked with another realtor for months trying to sell our home and find a new one in the Dunwoody/Sandy Springs area. Every deal seemed to slip through the cracks for one reason or another, and we became increasingly aware of the blue and white Karen Cannon signs all over Dunwoody. I knew that as soon as our contract with the old realtor expired, I’d be re-listing only with Karen, and she’d also be the only agent to help us get into our new Dunwoody home. Best decision. Her entire team was top-notch to work with from start to finish. Our home to be listed was expertly staged, then beautifully photographed and filmed for her amazing 3D virtual tour. Marketing materials were then delivered and strategically placed throughout our home. The showing process was so organized through the app, so I was always in the loop with scheduling showings (a LIFESAVER when trying to show our home with two toddlers running around the place). Karen and Anderson helped us negotiate a rent-back deal with our buyer that allowed us to close on the sale of our home and then stay in the home for another 2 months while we renovated our new home! After watching so many houses disappear from the market before they were even listed with our previous agent, Karen got us into our dream home MONTHS before it was going to be listed! When you want to be where everyone else wants to be, you need a realtor with strong local connections. You need Karen Cannon and her fabulous team!

Mike & Christina Locandro

We choose Karen Cannon as our realtor because of her deep knowledge and insights in the Dunwoody real estate market. We made the right choice as she delivered on all aspects and got our house under contract in 6 days. Karen and her team of professionals were great to work with and made the whole sale experience, which can be stressful, easy and pleasant. We could wholeheartedly recommend Karen to anybody buying or selling in Dunwoody.

Laurens & Nicolien Eckelboom

Karen was fabulous to work with! She came into our home and told us exactly what we needed to do to get it sold for top dollar and she was spot on. She brings a lot of knowledge and expertise. Her marketing plan was top notch and the pictures/3D tour were truly amazing! My home never looked better! We ended up with 7 offers and sold our home quicker than we ever thought we could. I would recommend anyone buying or selling a home to work with Karen! She was incredible to work with!

Nick & Randi Bass

Karen was straight forward, set expectations properly, had a very thorough knowledge of the local market and most importantly (to us) got excellent and rapid results. She and her staff were very responsive.

Loy & Gloria Knight

Karen and her team got our home sold fast, with minimal hassle. Everyone was very helpful, knowledgeable, enthusiastic, and a pleasure to work with. Having a team of professionals is definitely a plus for this company. Thanks to Karen, Anderson, and all, and also thanks to Polly for helping us find a new home that we love!

We worked with Karen Cannon and her team for a few years, searching for the perfect home. After finding the “gem,” Karen helped negotiate the best offer and close easily. Her team even came in and helped us with insight on how best to stage our home and improve its appeal. Clearly, that helped as we sold in a week with a strong offer! My husband and I strongly recommend Karen Cannon and Team.

Jill Wirka

The sales team and the closing coordinator at Karen Cannon, Realtors was beyond excellent. Without their hard work this sale would not have closed. Thank You!

Jim Atria

We met with Karen after having listed our house for 6 months with another agent. Karen showed us that based on the other comps in the area, our home was overpriced. We weren’t as concerned about the price as we were with selling our home and moving on. We had just purchased another home in Charleston, SC. We had only listed our home with Karen for 3 weeks and she had a solid offer. Karen was an expert in negotiations and writing the contracts. The sale took a few weeks to close and Karen was there guiding us with solid advice every step of the way. Karen is from Dunwoody and knows the market very well. It is without hesitation that we would recommend Karen Cannon to anyone who is looking to buy or to sell their home. Karen was a true professional in every sense of the word. Karen also has a great support staff in her office who was able to assist us through the process. Thank you all for selling our home!!! The new buyers were wonderful and we are happily settled in SC.

Dick & Diana Heinrich

Bill and I would highly recommend Karen Cannon as she is the best realtor we have ever had. She is truly a professional who knows and understands how the real estate market works for both the seller and buyer. She has immediate responses to any questions you may have and she has a full time staff who at any time are ready to help you 24/7. I know this first hand because whenever I was out of town and a certain task had to be handled at my home, Karen and/or one of her assistants would immediately respond and take care of it. Lastly, her negotiation skills are excellent!

Bill & Joan Schmaltz

Karen and her team helped us throughout the entire process with no issues and handled all requirements. They helped with negotiations, contract, painters, all aesthetic needs. This is a great team.

Ham Naran

Karen and her entire team were extremely professional and knowledgeable. They all made the experience so easy for us that I wouldn’t consider using anyone else in the future. Karen priced our house perfectly, and it sold in 4 days. Thank you to Karen and the whole team for doing such an excellent job!!

Melissa King

What a great experience working with the Karen Cannon Team! From selling my home to the purchase and closing of my new one, they handled all of the details and took the worry out of big decisions. Make it easy – go with a team in the know.

Sonya Veazey

Karen was very knowledgeable about the neighborhood and I appreciated having her insight into the area when selling my home. She came in and made great observations on how to stage the home for selling. She adjusted the price to reflect what the market value was and it sold relatively fast. She provided great customer service and was responsive to all my questions and concerns.

Carol Freeman

We used Karen to both buy our new house and sell our old house. Karen and her team did fantastic jobs on both fronts. She was able to negotiate well below asking on the house we ended up buying. She knows Dunwoody extremely well and if you are thinking about selling, speak to her before listing. We went live on a Thursday before a holiday and were under contract on Monday for above asking with multiple offers.

Jonathon & Elizabeth Price

When you sign on to work with Karen Cannon, you get Karen AND her amazing team of experienced professionals. We listed our home while we were living remotely and relied on Karen’s team to handle everything – service calls, maintenance work, showing prep, and all of the little things that require a ‘presence’ at the house to ensure all is in good order and ready for showings. Without the assistance of this team and their stellar customer service, we would not have been able to manage the sale remotely. The efforts of Executive Assistant Ana Elias were especially helpful. Every request we made was cheerfully and efficiently handled by Ana, which gave us tremendous peace of mind. During due diligence negotiation, we also came to know and appreciate the expertise of Anderson Cannon, Karen’s Broker, who offered sound advice and guidance which quickly lead to a mutually satisfactory outcome. When all was said and done, it was the positive, can-do attitudes and stellar customer service of Karen Cannon and her team that left a lasting impression. We can recommend the services of Karen Cannon and her team without reservation.

Churchhill Morgan & Helen Shorey

Karen and her team were extremely helpful through out our entire selling and buying process. She was spot on in her listing price suggestion as we had multiple offers in less than 24 hours of listing. Her team was great in getting the right vendors and helping us to prioritize things we needed to do before the sale of our house. All in all they were amazing to work with and I would highly recommend them to anyone looking to buy or sell.

Chris & Ansley Trantow

Karen and her team have helped us with three different transactions. Karen has a great system and was able to quickly secure a buyer. Karen also found us a wonderful home in Dunwoody.

Kerry & Anthony Fernandez

I have admired Karen Cannon properties over the years and was excited to interview Karen as a potential agent. She was extremely prepared and presented herself and company terrifically. She, by a large margin out performed other agents. The process was as expected(high expectations). Top notch vendors to clean up some small details on our property and a designer to move/add some furniture so flow was optimized. Everyone we dealt with was an A+. Karens vendor rolodex is a true asset. Pictures as well as the 3D tour were top tier professional quality and significantly more complete and detailed then other realtors who offered similar services. We had two offers pretty quickly and our townhome sold for full list in 3 weeks. We closed and we’re done and done within 8 weeks of list. We had moved out of state so this was/is incredibly helpful. Other properties on our block are still sitting. We are very happy with our experience with Karen Cannon. There was a detail that got away from one of the junior agents but Karen and Anderson rectified that in the A+ fashion that they seem to operate with daily. I would recommend to family and friends. Best wishes KCR. Thank you for your expertise and help! It was a pleasure.

Jeff McMahon

Karen Cannon is an expert in the area, has extensive experience in real estate, and leads a great team that supports her. We had an excellent experience from looking for a home to closing. I highly recommend her and her team!

Leticia Mikovenyi

I don’t generally take the time to do this, but wanted to because this is a well-deserved review/recommendation. Karen thoroughly understands that there are many houses competing for attention and makes yours stand out among many. She cuts no corners and treats selling your home like a professional. Its very logical, but easier said then done. Her word is actually worth a lot. Her photographs are top notch. Her video tour is top-notch. Her business cards are top notch. Her stager is top notch. Even her sign is top-notch (two neighbors even commented on how nice our sign was!) Karen also understands that there are many many real estate agents competing for your attention. Her office is beyond responsive. They are very professional and on top of everything. She is responsive by email. She is responsive by text. She is responsive by phone. There are so many discount brokers and people offering deals and so many people doing this on their own but Karen earned every cent of her commission and put a lot of time energy and costs into the sale of our house which was quick and painless (probably because she put so much hard work time and energy into getting it ready to be marketed). We would absolutely recommend her to anyone wanting someone who is a complete professional and treats the sale of a home like a absolute serious and huge undertaking. Wish I could give more than 5 stars.

Scott & Jennifer Greenwald

Our experience with Karen Cannon was amazing! Karen, Paige Holliman and the entire staff are friendly, extremely responsive, super helpful, and always one step ahead of the process. The entire process of the purchase of our home was seamless and stress free, even though the sellers were not easy. While we have bought and sold several condos and homes, this was our first experience with Karen Cannon, and it was far superior to all of our prior transactions. Thank you Karen and Paige!

Bill & Meredith Camp

Karen and her team were amazing to work with. They made the whole process very smooth from beginning to end. I would definitely highly recommend them.

Darrell & Michelle Bostick

We recently relocated to the Atlanta area from California. On the recommendation of family in the area we reached out to Karen Cannon for assistance in finding what we hope will be our forever home. Karen connected us with one of their associates, Traci Wilensky. With only a few days’ notice, we tasked Traci with identifying viable properties and scheduling two days of showings in the Sandy Springs area. I flew in for 48 hours, we did a real estate marathon and found the perfect house and made an offer. Traci's knowledge of the area, advance prep and negotiating skills made for incredibly productive 48 hours! While we were very impressed by the front-end work and negotiating tactics, we continued to be impressed by the overall support we received from time of offer until closing. Due to our out of state status during the purchase to closing period, we relied heavily on Traci and the Karen Cannon team to assist with various inspections and follow-up items. It will be our pleasure to recommend Traci and Karen to anyone we encounter needing real estate assistance. While we hope to remain in the house forever, should something change Traci will be the first call we make to sell this house.

Brian & Kim Nappi

Working with Karen and her team was a pleasure. They were always very responsive to questions and provided us with good advice and insight from start to finish. From negotiating our offer to navigating the due diligence and closing processes, we knew that we were in good hands. We highly recommend  the Karen Cannon team!

Joe & Tina Tomberlin

Karen Cannon was a pleasure to work with. She is very polite and professional and is very easy to work with. She is very proactive and constantly stayed in touch with us and came up with many strategies in selling our home. She also returns phone calls and her staff was great to work with . Her assistant, Ana Elias Rodriguez, was extremely helpful and knowledgeable of what needed to be done. We intend to use Karen's services in the future and recommend her to others. Thanks very much. Every once in a while you find a professional and in some cases a team that listen, treat you with the highest regard, cater to your needs, and build your trust through professional effort. The Karen Cannon Team is outstanding. It is not about them, it is about you.

Pete Geraci

Karen and her entire team were a true delight to work with. They made what is typically a stressful process extremely manageable and even enjoyable as they guided us efficiently through every step. In my opinion, Karen is the most knowledgable realtor in the Sandy Springs/Dunwoody market. Aside from her expertise she is very personable and enjoyable to work with. It is clear she has her client’s best interest in mind on both a professional and personal level. We had a family emergency the week of closing which she calmly managed. We were able to sign closing paperwork in a hospital room instead of a boardroom. It is a pleasure to work with someone that gets the job done and you walk away now calling them a friend.

Liane York

My experience with Karen Cannon and her ENTIRE TEAM (including Ana Elias and Anderson Cannon) could not have been BETTER!! I truly felt like she went above and beyond to get my house SOLD!! She offers the EXPERTISE, KNOWLEDGE, & EXPERIENCE needed to get the job done quickly and efficiently with the BEST POSSIBLE RESULTS!! ONE WORD….INCREDIBLE!

Debbie Achiron

Karen and her team were fantastic to work with throughout the process of selling our home. They were attentive to our needs and every detail of the sale process. They were informative and they communicated well.

MaryHadleye Ozburn

Karen and her team were excellent in helping us sell our home in Meadowbrook. It is in a flood plain so it took longer than we had hoped but Karen was persistent and worked hard to get it sold. Karen’s expertise was deep and we always felt like she was on top of it and had our back at every turn. She and her team were also a joy to work with we would strongly recommend them to anyone!

Bryce & Amy Smith

I have used Karen and her team on two occasions. Outstanding. I highly recommend their services to anyone buying or selling. Very profession staff and super communicative throughout the process. Karen works tirelessly to insure a smooth transition through what can be a very stressful process. She thoroughly knows the market. Karen Cannon is simply the very best!

Michael Sandler

Within a week of listing we had a offer and contract in two weeks. The Karen Cannon Team offered prompt responses to all of our inquiries; we did not have to wait long for an answer. The company’s digital presence and marketing were keys to our quick sale. Karen Cannon and her team KNOW the area and will obtain the best price for a seller. Friendly, cooperative and knowledgeable are adjectives to describe Karen Cannon and her team. We would highly recommend their services for sellers in the Dunwoody area.

Tee & Kris Bridges

An important part of the Karen Cannon, Realtors formula is providing exceptional service to our clients by handling every aspect of the selling and buying transaction with expert care. We can tell you we take those words seriously, but the best way to show you is to let some of our previous clients speak for us. At the end of the day, there is nothing more gratifying than a happy client. Karen Cannon has the absolute professional team. Each piece and step in the process of selling our home was succinctly coordinated by her specialists. Clear and and timely communication as well as the latest marketing technologies made the experience much easier.

Deb Pastern

The Karen Cannon team used all resources to sell our home. The entire team was easy to work with, and worked hard to sell our house. Highly recommend!

John & Teresa Pratt

The three most important questions when hiring an agent: (1) What percentage of your listings do you close before the end of your listing agreement? (2) What is the average amount of time between the published listing date and the closing date? (3) Of your closed sales, what is the average percentage difference between the asking price and the selling price? After substantial review and vetting of agents, we hired Karen Cannon. The result? We received multiple offers within the first weekend on the market. We had a signed contract by the following week. We closed – smoothly – within a month. And we sold for 103.1% of asking price – 16K over asking price. Done and done. The results speak for themselves. Karen is more than a listing agent. She actively markets your home using technologies other agents don’t use – the 3D tour enabled our buyers to make decisions before physically entering the home. She engages buyers’ agents in direct dialogue – getting you valuable feedback the ShowingTime questionnaires just can’t provide. And she knows how to negotiate… Karen is a business woman that takes her business seriously. Key to success: You MUST listen to Karen. From prepping and staging your home, to considering different pricing strategies – trust that she knows what she’s doing. We did, and it was the best home-selling decision we made. Karen Cannon is THE ONLY agent we would work with again.

Mark & Jeanette Bridges

We thoroughly enjoyed our experience with Karen and Anderson Cannon. We worked with them on finding our new home and selling our current home. They are experts in the area, professional and kind to deal with. They communicate quickly and are wonderful with follow-up. We will use them again in the future and highly recommend working with them!

Brian & Jennifer Davis

I thought KC Realty covered all the bases very capably. Karen & staff were very easy to work with and definitely respected my views. It led to a positive collaborative effort. I would definitely recommended them to anyone looking to buy or sell a house.

Dick Wolf

We have used Karen Cannon for several projects and wouldn’t think of working with anyone else. You get a comfortable feeling that you’re being well taken care of. Her marketing materials are very professional and her knowledge regarding the market and our area is unmatched. We have enjoyed working with the others in her office as well. They are always kind, professional, and helpful. We truly enjoy working with her and her team and will continue to use her for future projects.

Andrew & Denese Hudgins

Karen recently helped to sell our house – we really enjoyed working with her, Anderson and the team at KCR! Karen knows the market very well and deftly navigates any issues that come up during the selling process. We were extremely happy that we chose KCR as our sales agent.

Jim & Jessica Wirka

Karen and her staff were amazing throughout the process. Very thorough, professional and maintained excellent communication. Would definitely recommend to anyone looking to buy or sell!

Derek Lawrie

We are so thankful that we were recommended Mrs. Cannon to help us sell our house and find a new one in the market. The first thing she did was help us organize our house for tours which attracted and more and more people to our house. She advertised our old house and we had many perspective buyers and impressively sold our house the weekend it hit the market. We could not have asked for a better Real Estate agent.

Stewart and Debbie Lewis

From our first meeting we knew this was the Realtor we wanted to go with. We had expert help all through the process, KAREN CANNON has an amazing team and found them all most helpful. We had great traffic through the house and sold quickly. This company has tremendous resources and I highly recommend anyone considering selling their hone to go with KAREN CCANNON.

Richard and Christine Lawry

Karen and her team were amazing to work with. Selling your home is such a stressful, anxiety-filled process but Karen and her team reduced our stress-level immensely. Karen knows exactly how to sell a house and she has someone on her team to help you along with every step of the way. Not only does she have a great team working alongside her, but Karen is heavily involved as well and is super accessible. I honestly wonder how she does it all but somehow she does and she does an amazing job at it. Would hands down recommend Karen to anyone and we will certainly use her again when the need arises. Thank you Karen & team!!

Skip and Lianne Cornell

My husband and I can’t say enough good things about Karen Cannon Realtors. We listed our townhouse in Sandy Springs and received a full price offer in just over a week. The Karen Cannon team all deserve praise. The KCR Team is highly professional, very talented and extremely organized as they managed every detail of our home sale. If you need anything, they are there to make sure you have it. KCR has staff to handle every part of your sale so nothing falls through the cracks. We couldn’t be happier with the results!

Phil and Barb Cederstrom

Karen is a fabulous real estate agent. She is efficient, professional, and on top of things. You can trust her to get done what’s needed, on time and without a fuss. Her team provides seamless support, doing the background work and keeping the whole process running smoothly. We would highly recommend her.

Joel Rogers

If you are starting your search for a realtor to represent your home, I can highly recommend Karen Cannon Realtors based on my recent experience in the sale of my 6 bed/5 bath home in Dunwoody. I, like you, had very high expectations. What I experienced…. Karen’s team will place your home on-line with great photography, 3D tours..your home will look gorgeous. Offers, negotiations, inspections…they have expertise in each area so that both sides can expeditiously and fairly move forward. I really don’t think there is another agent in the Dunwoody market who has the whole team with expertise in ALL of the touch points of selling your home. They are top notch in results and professionalism. In my opinion a great partner for you.

Dot Bickford

Karen Cannon and team were the best. Our first meeting with Karen allowed us to immediately gain confidence in her approach and commitment to selling our home. She was honest and transparent with us at all times – not just telling us what we wanted to hear but sharing her perspective and professional knowledge and experience. Preparing for listing, staging, photography (3-D tour is a plus), and coordinating showings was handled by her team with professionalism and care. During a very stressful time she showed understanding and commitment to completing the sale. After accepting an offer her team of professionals coordinated agreed work for agreed upon items for her roster of professionals wanting to work with her. I would highly recommend Karen Cannon Realty for your next home sale and purchase.

John Fry

Karen Cannon and her excellent agency team are simply the most professional and results oriented real estate agency I have encountered during 38 years of home ownership. Their professional expertise has served our family well during three family real estate transactions in the Dunwoody/Sandy Springs area. The first interaction was in 2005 when Karen provide me with superb guidance and service as the purchasing agent for a Dunwoody home. In 2009 we again engaged Karen and the agency to list and sell a family home in Sandy Springs, again with impeccable results. Fast forward to 2016 and my decision to list the Dunwoody property I purchased in 2005. I placed a single call to Karen Cannon. Karen and her agency team offered excellent counsel and advice throughout the listing, marketing (including staging, photography, and videography), and closing processes. Karen’s results were outstanding as the home was under contract within a week. I believe Karen Cannon & Company are simply the best and most professional agency in the business. Therefore I am happy to recommend them without qualification to anyone who wishes to buy or to list a home in the greater Perimeter North area. Call Karen Cannon if excellent service and better than anticipated results are important to you.

Charlie Beech

Karen Cannon Realtors helped us sell our home and buy a new one. They were very responsive when we put our home up for sale, but became less responsive/available as we looked for our new home. Overall, they made the whole process easier for us and we would recommend them.

Jess Pena

This agency was very helpful and professional, from showing me homes that were suitable in price and location, to helping me make a good offer, to navigating the loan process.

Diana Phillips

Karen and her team know how to sell homes. I was very impressed with all of the pre-work that was done before the house was listed; things not offered by other agents that we interviewed. Things like extensive photographs taken by a professional photographer, the 360° video walk-thru tour, and the expert consultation on what should stay and what should go to make the house as attractive as possible definitely separated her from the competition.

Dave & Cindi Williams

Karen and Anderson Cannon’s level of service amazed my husband and me. Karen’s advice, project to value knowledge, and breadth of service contractors were made freely available to us in the preparation and pre-marketing stage of our home. Her 3-D house tour technology is really without compare. We moved out of state before listing, so Karen and her team made sure that the house was well maintained and ready for listing. Her market analysis and pricing of the house was validated by a full offer on the second listing day. Anderson stepped in during the inspection period, using his contractors to price check and coordinate the repair issues brought forth on the inspection report. As out-of- state sellers, they made the selling process as painless as possible. With Karen Cannon Realty Group however, all of these services are provided whether you are residing in the house, down the block, or out of state. Choosing Karen to list our house saved us a tremendous amount of time, money and logistical problems. We highly recommend Karen and her team

Hayden & Jennifer Colby

We used Karen to sell our house in Dunwoody. Karen was very professional and knew just what needed to be done to sell our house quickly. Our house sold in only one day!

Anthony and Kerry Fernandez

Karen and her team are terrific! They sold our house really quickly, and were extremely professional. We interviewed a number or realtors to find the one we felt the most comfortable with, and we chose Karen based on many factors: her presentation was great; her group offers a full array of online technologies that are so important now – like the 3-D tour, great pictures, etc.; and she really knows the market!

Mary Scott

Karen and her agency are very efficient, professional and courteous. Everyone in the firm knows his/her role and does it extremely well. While Karen herself is extremely busy and does not give a lot of personal talk-time to her clients (I was a seller), her staff provide seamless support that is exceptional. Having a corporate sales background, I believe, makes Karen an excellent negotiator when a deal is in the making. She does what it takes to close the deal to the satisfaction of both the buyer and seller. Her small, boutique firm is growing rapidly and she has put together a very professional system for prepping and marketing a seller’s home.

Susan Davidson

After seeing a Karen Cannon listing in the Aha! Connection, we called and set up a viewing. We loved the home and Karen Cannon helped us to make it happen. She helped us sell our home within days of listing it for more than out asking price. Her team “held our hands” and gave us great advice that we listened to. Now a year later we are in a wonderful home in Dunwoody with good memories of the buying and selling process, thanks to Karen Cannon.

David and Kelly Nettles

Karen and her team quickly sold our $ 800,000 new home in Sandy Springs. She and her group are highly professional and competent. They did an excellent job and I highly recommend them!

Bob Babcock

If you want to sell your house all you need to do is call Karen…she will take it from there. She and Andersen have a hands-on approach and manage all the details with extreme professionalism, and they provide services beyond expectation. Unlike some other realtors they do not just rely on the MLS to sell their listings…..

Alan and Patsy Lisenby

We knew we were in good hands with Karen and her team to sell our home. The process of pre-inspection and staging set us up for success and had our house in top shape. Anderson was a true asset in the negotiation process. Karen Cannon Realtors is a combination team that you won’t find anywhere else.

Todd & Amy Parker

We recently decided to sell our home and Karen made it a breeze. She guided us through quickly getting it ready to list and we had an offer that we accepted within a week. She and her team are very professional and have a proven method down. I’d recommend her to anyone and would definitely use her again.

Tim & Casey Bradford

Karen did a great job listing, marketing and selling our house. We sold it in less than a week for full price! I think the 3D virtual tool was a very valuable tool in selling our house to an out of state buyer. Highly recommend.

Kelly Nodzak

Great overall experience selling our home and assisting in the building and buying of our new house! Karen, Anderson, and the team were great at getting the job done in a professional efficient way.

Todd & Meade Shirely

I don’t know where we would be without Karen and Anderson. This unbelievable team helped us find an incredible home off-market and then promptly sold our existing house for close to ask price. Less than a year later, they did it again for our parents!!! Each purchase and sale was a seamless transaction with true professionals. Highly recommend this team, especially in the north Atlanta area. Thanks again Karen and Anderson!!!

Mark & Courtney Joines

Karen has sold two houses for us now, both for more than asking price and immediately after listing them! She is the Dunwoody expert. Her team kept us informed throughout the selling process, every question answered promptly. The house she helped us buy went through numerous negotiations while getting us the best possible price. I wish her team reached Florida. She really is a skilled and pleasant real estate agent to work with. The pictures and staging are so professional.

Chris & Angie Newton

We consider Karen Cannon Realtors to be the best Real Estate company in Atlanta. We found all the people working with Karen Cannon to be excellent in their expertise to buy and sell our houses. They are professional and really on top of the details where it counts the most. We have just bought a beautiful home using Karen Cannon Realtors again for a third time because we trust Karen and her company to be there for us when we have questions and need expert advise.

Pete & Terri Hopkinson

Karen went above and beyond for us. While almost everything that could have gone wrong did, Karen never lost her cool head and kept us a breast of the ever changing world of selling your home. I can honestly recommend Karen without hesitation, she is the one you want to hire!

Mark & Jenny Eid

We worked with Karen in a seller’s market with a very specific house/area in mind to purchase. She was always able and willing to show us whatever we wanted to see and had great knowledge of the area we were interested in. She advertised our needs and used her connections to help us find what we were looking for. We would definitely recommend Karen and her team!

Megan & Brad Dehem

I recently had to sell my house in Dunwoody as is and quickly. Karen and her staff came in, made great suggestions to prep the house for no cost. Great staff was very helpful and responsive. Got 7 showings first day listed that resulted in four offers. Closed with no hassles in a month for asking price! Working with Karen and her incredible staff was a wonderful experience! Highly Recommended!!

Daniel Gandy

Just following up to thank you so much for all of your help throughout the purchase / sale process. We’re so thankful to be in our new home and can’t thank you enough for helping us get here. Since we first met you during our early stages of home searching, you’ve been committed and consistent (inviting us to open houses and checking in to see how our search was coming). It felt natural to call you as soon as we found ‘the home’ in October. You helped us send an offer quickly and were very communicative throughout the due diligence process (even covering checks for us when we were busy and forgetful (thank you!)). Despite the lengthy and complicated lender process for our new home, you stayed positive and acted as a right-hand however you could. For our Littlebrooke home, we could not have been more thrilled with the photos and 3D tour. Your team truly captured the details I poured my heart into, and I know it helped position our home above the market. We were thankful to have an open house right away and hear immediate feedback and interest. When we were leary about the offer and buyer, you did your due diligence to confirm and reassure us of their credibility, further helping us close quickly with little hiccups. Thank you!

The Campbells

We wanted to thank you for helping us to achieve a great outcome regarding the purchase of our new home and sale of our previous one. We are delighted with the new home – more than meeting our expectations to having something more than what we had before, quite considerably. We were further delighted that the associated purchase price for the new home (considering location and the quality) as well as the selling price for our previous one more than met our expectations. As important was the timeliness of the purchase and sale which resulted in significant savings. We saw many houses on the market that were clearly not as managed as well in their presentation or sale so have a greater appreciation for what you do. We are equally delighted that our previous home was purchased by an exceptional young couple just beginning their life. We were pleased we chose not to get into a competitive situation and make the house available to them. Best wishes to you and your team,

Ira, Helene, & Hana Lubin

As a realtor from another state I knew how important it was to find a realtor who knew the area well and was a heavy listing agent in this competitive market. We found that in Karen and her whole team. She has the inside info on houses coming out on the market and in a market where houses are under contract on the first day on the market that it is crucial. We looked for quite some time because we had specific needs and Karen never lost patience with us and we ended up with the perfect house for us. Some buyers are afraid of the “team” concept when it comes to realtors but you get the best service this way. If ever we wanted to see a new listing ASAP and Karen was showing properties to someone else, there was never a “I can’t” there was always “someone there to show it” and Karen always followed up right after. Her husband Anderson, handles the home inspection phase and is very knowledgeable and great to work with as well. Her other team members were awesome as well. I can’t recommend them enough.

Karen Mann

Although we were so excited about our move to a new city, selling a house we had called home for 20 years was a difficult and emotional decision. Thankfully we chose Karen Cannon. Karen’s guidance and advice combined with her knowledge of the local area and her top-notch team resulted in a quick sale for us. Through her superior marketing efforts, we found the perfect buyers for the house and ended up becoming friends with them in the process! We HIGHLY recommend Karen Cannon Realtors!

The Smiths

I worked with Karen Cannon for the second time to sell my home and buy a new one in the Dunwoody/Sandy Springs area. Karen’s entire team is extremely professional, from the beautiful marketing materials they created to sell my home to advising during the inspection process to handling all of the details of the closing. Karen was able to find a buyer for my home quickly and when I found the place I wanted to buy, Karen’s aggressive yet approachable style helped me come out on top of a multiple-bid situation. Plus, Karen and Anderson are just a pleasure to work with. They are extremely knowledgeable, responsive, honest and fun!

Jennifer Green

We were searching for “that one house” for over a year and had Karen and her team on the hunt. They were very professional and their tenacity with their “never-give-up” attitude was impressive. We looked at MANY homes over that time frame, but, un-discouraged kept looking for the one house that we could call “home”. We found it recently and I was glad Karen or we didn’t give up the search. I would recommend Karen Cannon to anyone looking for a home in the Dunwoody community, she lives her, and knows the neighborhood. She was a big help in every aspect in looking for a home.

The Coppers

We worked with the Karen and Anderson Cannon both on buying and selling a house in Dunwoody. We have used other realtors before and can say this was by far our best experience, yet. Buying Transaction: Karen found a house that matched our narrow search criteria (before the house came on the market), and we were able to close on it quickly. Selling Transaction: Karen did a great job helping us to price our house, so we sold it quickly at a fair price. Anderson was invaluable getting everything ready for sale and resolving any required repairs. He has a vast knowledge of reliable contractors in the area. Getting pre-inspection and staging refunded if the transaction closes is a great plus that helped us feel more confident about our sale. We would highly recommend the Cannons to everyone buying and selling in the Dunwoody area.

Throughout the entire home buying experience Karen Cannon and her team were outstanding! Her team resources gave us a lot of insight into potential renovations or project cost. We always felt that we were treated with the utmost integrity and they backed up every promise they made. Their response time to any questions was very quick and we always felt that they were watching out for our interests. Bottom line, we cannot say enough good things about them and would highly recommend them to anyone searching for a new home, especially in the Dunwoody or Sandy Springs area.

Matt & Renee Jarrett

Listing with Karen and her team was one of the best decisions I made when putting my house on the market. They were able to get a well-qualified buyer to the table in a relatively short time in a difficult market. The Cannon Realtors team handled everything from pre-inspection to electronic documentation making the process quick and easy. I was thrilled to have the professionals at Karen Cannon Realtors on my team!

Ernie Tsorvas

Karen, Anderson and the team know the Dunwoody Market! They were there before, during and after the sale with professional knowledge and personal support. My home sold with a few days as a direct result of their efforts. I highly recommend the Karen Cannon Realtors.

Jack McCaffery

Karen and Anderson, I cannot tell you how pleased I was with all of your attention to detail when marketing my home. I had not been given proper direction with my first listing agent. Consequently, you came in and took charge of exactly what I needed to do to properly market my home. I was especially pleased with the “bang for the buck” your ideas offered. Anderson then held my hand through the whole process of getting the house ready. A contract after one day of listing. What more could I ask. Thank you,

Lisa George

When we decided that we would concentrate our home search on Dunwoody, there was no question that we would select Karen and Anderson to represent us as buyers agents. Their knowledge of the neighborhoods and house values is unequaled. In fact, Karen wouldn’t even let us tour a house that she felt was overpriced – even though it was in our price range! We so appreciated her looking out for our best interests by not letting us overpay for a house that didn’t warrant a premium. As it turns out, we bought that house, but only after the price dropped and Karen negotiated a fair price considering the age and condition of the home. We’ve been very happy in this house for the last 6 years!

Amy

Karen sold, what we thought, was an unsellable home! She was so easy to work with, worked with our timeline (a new baby coming any day) and even found us a new home in a thin market. We’re huge Karen fans in this house! Thanks,

Karen Holder

We chose Karen to sell our house after interviewing 5-6 firms. Karen stood out because she knew our area EXCEPTIONALLY well and could translate that knowledge into a great price for us. She sold our house quickly (6 weeks I think) and at a really good price in a declining market. She and Anderson worked really hard to sell our house and that made all the difference in the world.

John Cull

Karen and Anderson Cannon both helped us purchase our house about 7 years ago and we would recommend them to everyone. They were so knowledgeable about the real estate industry on all levels, they could answer questions from demographics to building codes to inspections and most important always made you feel like you were their only client, they added that very personal touch that made you feel like they definitely cared.

Kristi

We had a wonderful experience with the Cannons. Anderson went far beyond his job description to help push through an insurance claim we had requested of the seller. He stuck with it, and in the end, we got a beautiful new roof on our home purchase. We truly appreciate all of the extra legwork and support that the Cannons provided through the home-buying process.

Kavitha Bradley

I’ve been meaning to follow up with you since closing to thank you for everything over the past several months. I do not think we could have had the same result with both the sale of our old Maclaren house or the purchase of our new home. I believe that the staging and on-line pictures, combined with your negotiation skills got us top dollar for our sale. Additionally, the way you closed the deal on Village Ct and negotiated with the for sale by owner through due diligence could not have been replicated by most agents. We understand Village Ct was not your typical deal and we realize that you went the extra mile for us. Both of your skill sets complement each other and we’re really glad we had you representing us. In the end we got the exact results we set out for which is not easy to do. Julie and I will definitely stay in touch and also think of your team if we or anyone else we know is looking to buy or sell a home. Thanks,

Paul & Julie

Your expedient and extensive exposure of our Dunwoody home brought a timely contract and seamless closing. Please extend our gratitude to your capable staff! We have settled into our ranch-type condo, and feel this will offer a suitable life-style in our new home.

Joe & Mary Ann

Working with Karen Cannon and her top-notch group of real estate professionals has been a pleasure. Karen uses excellent marketing strategies to achieve results and employs a team of experts who work in specific areas. We appreciate Karen’s expertise and the team’s attention to detail, creativity and construction. Karen not only had our house under contract in five days, but she also found us our dream home. We sincerely thank Karen, Anderson, Kaitlin and the remaining team who helped us through two closings within a short period and highly recommend Karen Cannon for any real estate transaction.

Frances & Steve Clark

We celebrated the closings with a bottle of champagne last night. We just want to thank you both for all your effort on this. The way the market is we were really impressed the way you were able to get our house sold so quickly and for more than asking price. We realize the negotiations were a little strenuous at times, but we appreciate your patience and working through it with us. At the end of the day we are happy with the way things turned out. This was by far the best experience we have had with a realtor team.

Chris & Angie Newton

I had a wonderful experience working with Karen Cannon, Realtors. As a first time home buyer, I had plenty of questions, and they very helpful. They responsive and thorough, and I felt like I had a great agency in my corner.

Keara Dowling

In the last 21 years we have purchased and sold 8 homes in 4 different states. Our experience with Karen Cannon Realtors was excellent. We had high expectations which the team successfully exceeded at each and every opportunity! There was careful attention to every detail which resulted in the sale of our existing home and the purchase or our new home, both of which were accomplished with ease and efficiency. Perhaps the best part was that it seemed like you were doing business with good friends who were not only dedicated professionals but also keenly aware of our best interests at all times.

Jeff Jackson

Karen and AC, I just wanted to say thank you again for the trials and tribulations you went through to get me into my new home. I know it was unconventional to say the least, and I appreciate you bending over backwards to make sure things ran smoothly, even if some of it was outside your typical “lane.” My parents will be moving inside the perimeter sometime early 2013 and I have already recommended your team to handle their upcoming purchase (they agreed).

Brian Burns

We’ve used Karen Cannon for multiple sales and a purchase. We continue to use her because she is incredibly buttoned up when it came to positioning our house for sale and knowing the marketplace. Her use of a pre-inspection and house stager were invaluable to our sale of our last house. We were under contract within 2 weeks and that was in April of 2008, not the strongest marketplace for real estate. When it came to purchase, Karen was very patient and helpful in finding the right house for us. We enjoyed her incredible knowledge of the areas we were looking at including school districts and neighborhoods. Her online service customizes pre-selected deliverables was incredibly convenient to find newly listed houses on the market to pre screen. We couldn’t be happier in our current home.

Mike and Alex Fenech

We have sold our old house and also purchased a new home with Anderson and Karen. Our selling and buying experience with them was excellent because we were really getting personal attention to our needs. The negotiations were tough with both the buyer for our old house and also with the seller (builder) for the new home, but they were very creative and offered various options which lead to successful deals. We are really thankful for the time and effort they have showed for our family and would definitely work with them in the future.

Ho Hyun& Hyun Sung / Dunwoody residents

Karen Cannon is professional knows the real estate market and is attentive to her client’s needs and wishes. She gives 110 percent to selling your home quickly. We know that because she sold our house the first day on the market. We were very satisfied with her and highly recommend her and her husband, Anderson. They make a great team! P.S. She is not a car sales salesman! Ha! Ha! Jim

Jim & Renee Lyster

We were under a tight timeframe to find a home and we selected Karen and Anderson as our agents because of their in-depth knowledge and experience in the Dunwoody market. They worked patiently and tediously on a contract that eventually fell through and then repeated that process on the home that we purchased. They really had our best interests at heart and above all, did not want us to overpay for a house that did not warrant a premium price. Without their representation, we may have ended up paying more for a house than we should have. We are thrilled with our Dunwoody home (or our home in The Branches)!

John & Amy Coates

Karen and Anderson gave us very helpful suggestions in preparation of listing our home with them. We took their advice and had a quick and smooth sale. Their experience was invaluable in the sometimes stressful closing process. We have recommended them to friends and neighbors.

Dick & Mary Ann Dugan

Several words summarize Karen Cannon Realtors: hardworking, honest, knowledgeable and attention to detail. This team brings a real sense of corporate professionalism. Karen Is very knowledgeable of the real estate market, and positions the homes to sell. Anderson’s construction background is big plus in working thru the inspection. We first met Karen and Anderson as they represented the seller of the house we bought. They did a fantastic job representing their client, yet created a trustworthy buying environment where all parties were pleased. We knew that is what we wanted as we had to subsequently sell our existing home. We gladly hired Karen Cannon Realtors. The results of our sale process – a contract in 4 days that closed as scheduled!

Richard & Kelly Varalla

Karen and Anderson were great working with us to find our home on a very compressed schedule. I accepted a new position in Atlanta around the first of July and wanted to get my daughter in school in Atlanta when school started in August. Anderson and Karen did all the leg work for us and worked with us even through their vacation. We closed August 1st and my daughter loves her new school.

Charles Rawson

We hired Karen to sell our house in The Branches. She provided great advice about pricing — striking a balance between obtaining the maximum selling price and pricing it to sell quickly. We had a steady stream of potential buyers come to see the house. We were under contract within a week and the closing was as scheduled. Karen and Anderson were on top of all the details on issues from the inspection to repairs to getting all of the documents in order for the closing.

Deb Cameron

We enjoyed Karen’s enthusiasm with the sale of our house and her eye for identifying the perfect buyer for our house when he toured and not letting him get away was instrumental in a quick sale! We cannot praise you enough or thank you enough. You did such a great job selling our home… and so quick too! From your best in class signage to your experience and knowledge of the Dunwoody area to your negotiating skills… you were flawless.

The Yeagers

Choosing Karen Cannon Realtors to market my home was one of the best decisions that I have ever made. I am not easy to please. As an Atlanta native, who has practiced real estate law in Atlanta for almost four decades, I have worked with many real estate brokers and agents. Robin and Karen were wonderful: professional, knowledgeable, tactful and diplomatic, but firm and assertive when need be. They understand what it takes to sell a home in today’s difficult market environment. They offer an unbeatable combination of high tech and low tech: they get maximum use of the Web and provide regular activity feedback, but they also can arrange pre-inspection or appraisal and necessary repairs and staging. In short, they take care of their clients from start to finish and understand that they are representing an important client and not merely listing a house for sale. I am glad to have this opportunity to recommend them without reservation.

John Moore

Dear Anderson and Karen: It has been over 2 years since you helped us find our first home as a newlywed couple and as we are beginning another home project, the kitchen, being the largest project yet, we reflected on those many long days of driving around searching for our home and wanted to take the time to thank you. Our home has been a labor of love for sure, but we are very happy with our choice and can’t thank you enough for all your hard work and effort. We had to be one of your most challenging clients, viewing over 60 homes, trying to get it accomplished before we were married and working with a couple that had different expectations on what kind of home they wanted. All that being said, your patience was unbelievable, your knowledge of the market and knowledge of home construction was amazing; your experience with agents, inspectors and mortgage brokers was priceless and most important your friendship became invaluable. Finding a home is one of the most important ventures of ones life and we are both grateful to you for all of the above and your honesty, integrity and humor. Those long, very frustrating days always ended with humor and faith that we knew you would bring us to our dream!! Thank you for being the perfect real estate company for us and we look forward to working with you again in the future.

Kristi & Brian Wronko

I recently worked with Karen Cannon Realtors to purchase my first home. As a first-time home buyer, I was unsure of the process and a little nervous about making such a huge investment. They were extremely responsive and answered all of my questions. They made an effort to get to know me and to fully understand what I was looking for in my first home. They used this knowledge to carefully pick out properties for us to look at which ultimately led to me finding my dream home. In fact, they even checked on me several times to see how I am doing since we closed on my new home. For anyone looking to buy his or her first home, I fully recommend Karen Cannon Realtors to help you in this journey.

Brandi Kilgore

My wife and I hired Karen Cannon Realtors as our realtor to purchase a house in Dunwoody. They were hard workers who were always responsive and accessible to us. They made good suggestions after LISTENING to what my wife and I wanted. They focused on what was best for us. My wife and I bid on a house we loved and, unfortunately, we were outbid. When that bid was not accepted, we got back to work looking for other properties the next morning. They also suggested making a backup/secondary offer on the house we loved. I did not see much point in making that offer but followed their advice. I am glad we did! The first deal fell through. My wife and I ended up purchasing a house we both love for a price equal to our initial bid on the house. That bid was slightly less than what we would have offered, and the deal went through. Not only did they give that advice and follow through, they worked hard to help us resolve all the “nitty gritty” after inspection. There were no big issues, and our sellers were honest and above board. At the same time, there were a few issues which had to be examined and resolved. They were at the house, when necessary, to meet with me, my wife, or a subcontractor and allow the deal to get closed in a way that was satisfactory to all parties. My wife and I found Karen Cannon Realtors to be honest, hard working and knowledgeable. If you want those attributes in your broker, they are your choice. I will also add that in dealing with Karen Cannon personally, and with other employees of the company, everyone was friendly, responsive and intelligent. When I first called the company after being referred to her by a friend, Karen answered personally and immediately made time to discuss our situation and desires in detail. Karen referred us to agent within the company. The professionalism and work ethic I saw in every employee starts at the top with Karen Cannon.

Chuck Hoey

I couldn’t be happier with Karen Cannon Realtors than I was! I felt like we connected on our first meeting when I selected them over several others. She was most helpful, pleasant, professional, kindly aggressive and perfect in every way! I would strongly recommend her to anyone desiring to sell a home just as she did for me! Thank you, KCR!!!

Susan Stevens

We had a fantastic experience with Karen Cannon Realtors as a buyer’s agent. This was our first home purchase and we appreciated that they were on top of every detail, even beyond closing! They went the extra mile to preview homes for us and made themselves available whenever we needed them, day or night.

Katie & Gordon Cutler

Our experience with Karen Cannon has been very pleasant and helpful. My husband and I moved moved here from Florida and knew very little about the area. She was very knowledgeable and accommodating with our home search!

Ryan & Shannon Dixon

I was selling my mother’s home in Atlanta while residing in Florida. I needed a Real Estate Agent who I could trust and who would go above and beyond to sell my home. I chose Karen Cannon Realtors and they were all of those things and more! They were always available for questions, kept me informed every step of the way and took care of every detail. Any time I needed them present at the home in my absence they were there. Starting with our initial meeting through closing they were professional, hard working and represented my interests like they were her own. I would highly recommend Karen Cannon Realtors to any seller or buyer in the Atlanta area. They are the best!

Steve Howerton

As a residential contractor, I have the pleasure of working with some of Atlanta’s top realtors. They were very patient with us, insightful and we could tell that they really cared about us. Happy to recommend their services to all who ask. Many thanks to Karen Cannon Realtors.

Daniel Stone

We recently bought a house in Roswell, GA and Karen Cannon Realtors was excellent in every aspect. I strongly recommend using her if you want to buy a house in the future.

Jeana Soga-Ang

When working with the Cannon team in these difficult housing times we are confident in their marketing, professionalism, information and guidance.

Paige Holliman assistance in helping me purchase a home was excellent. She was responsive, knowledgeable and a pleasure to work with.

Karen helped us through a difficult process of building a new home from 4 hours away. She was very professional and helped us navigate this difficult process.

David Hannon

Karen Cannon and her staff are knowledgeable, experienced, incredibly responsive and professional. They’ve got all the bases covered with top notch service from listing to closing. We couldn’t have asked for more.

Susan Murphy

“ Sabrina is an excellent realtor, thorough professional and exceedingly efficient. We had originally listed our house for sale in Jan'20 with the "largest, renowned" real estate company but soon realized it is agent specific and agent driven. After ~ 5 months, when we didn't get our house sold, we decided to go with Karen Cannon Realtors. Sabrina and Karen took time to meet with us. They strongly & decisively recommended some changes esp., the color of kitchen cabinets and few other minor but vital upgrades. That proved to be a game changer and increased the traffic and showings. They listed our house after July 4th and by August we had 2 competing full price offers and closed in September'20. She is very easy to work with and guided us throughout the whole process. Their whole team, including the coordinators & other staff, is awesome. I would recommend her and her company to any potential sellers or buyers wholeheartedly.”

Khalid Bashir Wani

Karen has never failed to get the job done for me or my customers. I can always count on her to give me honest feedback to my questions and sound advice as it relates to the market. James Kelley James Kelley Construction, Inc.

James Kelley

Paige was fantastic!! She helped us through the highs and lows emotionally through this market, helped us win our first offer, and then sold our home in 2.5 days well over asking! She’s extremely knowledgeable of each step in the process, and guides you through. She will step in to help with anything needed too. I can’t say enough great things! Thank you Paige!!

Kaitlin Alexander Cunningham

If you are searching for someone that will put you first and go the extra mile with your requests, she's your agent! As first time home buyers, we had a LOT of questions and Whitney's down to earth personality really made us feel comfortable to ask anything we wanted to know. She is highly knowledgeable in the north Atlanta areas and can tell you everything you need to know about their surroundings. I would absolutely recommend Whitney Evers to anyone searching for an agent!

Emily Patterson

Karen and her team have provided a first class service in marketing and selling my home. Nothing was too much trouble and even small details were well taken care of.

Tim Weeks

We thoroughly enjoyed working with Karen and Andrew, and we are excited to move into our new home! They found us the perfect house in the ideal neighborhood. We even toured it before it hit the market!

Caroline Lynch

Karen Cannon and her team helped us sell our home in Dunwoody. She and her staff are professional, communicative, caring and hard working. Highly recommend.

Ryan Boon

If you are buying a house... any house... Paige is the person you want on your side. She is vastly knowledgeable about the market, an expert negotiator and really listens to what you want. Moreso, she is willing to take the time to help you find what you really want. After looking at a number of existing homes, Paige helped me find a nearly-finished new home. She negotiated a fair price for the home and helped me through the process until the house closed (and even helped afterwards with the arcane utility process). I HIGHLY recommend reaching out to Paige if you are in the market, as she is someone you want on your side."

James Armstrong

We have bought and sold several homes over the years with Karen. She truly has a team that takes care of you from the moment you start the new home process right to the day of signing. Always above and beyond.

Paul Quilan

In today's market you need a realtor with a strong local presence, and a great reputation, or you will never find a property, or win in a competitive offering situation. Karen is ingrained in the Dunwoody (and Sandy Springs) community and has a well earned stellar reputation. If you are buying or selling in the Perimeter area, this is where you start.

Larry Feldman

Working with Karen Realtors was a fabulous experience. Lisa Seigle went over and above throughout the listing and selling process. I was out of town for most of the time and she really just took care of things. She was personable and a joy to work with.

Ellie Joseph

This is the second time we have worked with Karen to sell our home. Karen, and her team, are very professional, credible and collaborative. Karen understands and empathizes with the emotional aspects of selling a home while working through the market realities.

Charles Darville

Andrew and the entire Karen Cannon team made the process of selling our home quick and flawless. Thank you for keeping the selling our home of 26 years so incredibly easy for us!

Debbie Fuse

We loved working with Karen and her team. From start to finish, they were consummate professionals and went above and beyond to accommodate our needs. Highly recommended!

Eric Schwefler

Karen Cannon and her team were great to work with. They sold our home very quickly and the process went smoothy. Karen and her team know how to market a home for a quick sale. Karen is very professional and a pleasure to work with!

c Nash

Emily Hanniger

Karen Cannon Realtors has such a professional team. Polly was our listing agent, our home went on the market on a Monday, had three offers by the weekend! Polly's expertise resulted in a firm contract within a week! The whole team was on hand from going live with the listing to the end of closing. Highly recommend them!

Maureen Barnes

We used Karen Cannon Realtors to sell our home in The Woodlands. We called them because they sold our neighbors house so quickly. We were very impressed with their marketing plan and professionalism. We did everything they recommended to our house before we put it on the market. While we were away for the holidays we allowed them to show the house even though we weren't going to put the sign up until we got back. On our way home we received a call from them with an good offer that we accepted. They are one of the best realtors we have ever worked with. They are friendly, extremely efficient, work well as a team and all very professional. It truly was a pleasure to work with them!

Gail Rouen

After months of researching options to list our property, we chose Karen Cannon and Team. Karen’s immediate responsiveness and attention to detail were key contributing factors. As we got to know Karen though, her values and work ethic reinforced our decision each day. Even during the COVID-19 shelter-in-place orders, Karen and Team stayed focused and exemplified leadership during this crisis. Bottom line, it’s about branding. Karen Cannon (and Team) go the extra mile because it’s HER name on the sign – not a national chain or other agency.

Jupiter Girl

Paige Holliman helped us through the process of selling our house in Dunwoody, and we can’t say enough good things about her. She is extremely professional, personable and highly knowledgeable about the local area and the real estate market. We felt that she offered us great guidance and sincere advice from beginning on. She worked very hard to make the process of selling our house as painless and straightforward as possible. She is very easy to work with, and we didn’t really have to worry about anything; Paige personally went to our property every time we had to schedule a technician to work on some improvements, and she always kept us promptly informed about all details and next steps. Her great expertise, experience and negotiation skills helped us to sell the house pretty quickly. We would highly recommend Paige Holliman and her agency, Karen Cannon Realtors, to anyone.

Petra Fornasini

Karen Cannon and Paige Holliman made our home buying process a stress free and positive experience. They are extremely responsive, stay on top of everything, and identify potential issues before they become a problem. They make themselves available whenever clients need them, and we truly appreciate all the time an effort that they put into our transaction. It would not have happened had they not pushed it across the goal line. We highly recommend them, and we will use them again!

Meredith Camp

The three most important questions when hiring an agent: (1) What percentage of your listings do you close before the end of your listing agreement? (2) What is the average amount of time between the published listing date and the closing date? (3) Of your closed sales, what is the average percentage difference between the asking price and the selling price? After substantial review and vetting of agents, we hired Karen Cannon. The result? We received multiple offers within the first weekend on the market. We had a signed contract by the following week. We closed - smoothly - within a month. And we sold for 103.1% of asking price - 16K over asking price. Done and done. The results speak for themselves. Karen is more than a listing agent. She actively markets your home using technologies other agents don't use - the 3D tour enabled our buyers to make decisions before physically entering the home. She engages buyers' agents in direct dialogue - getting you valuable feedback the ShowingTime questionnaires just can't provide. And she knows how to negotiate... Karen is a business woman that takes her business seriously. Key to success: You MUST listen to Karen. From prepping and staging your home, to considering different pricing strategies - trust that she knows what she's doing. We did, and it was the best home-selling decision we made. Karen Cannon is THE ONLY agent we would work with again.

We were very lucky to have Paige Holliman as our agent. She is extremely professional, responsive, and personable. It only took one meeting with her for her to really understand our style and what was important to us in a home. One of the best things about Paige is her ability took keep us grounded and keep perspective about what was actually important to us rather than letting our emotions take charge, which can lead to poor decisions. We are happy to have worked with the Karen Cannon team and thankful for all of their help. We highly recommend Paige as your real state agent.

Guilherme Mendes

Great and very professional customer service. We sold our house in 3 weeks from start to finish.

Angela Miretsky

Paige was on the ball from start to finish. Always responsive, supportive, professional and caring. She 'held our hands' every step of the way, found good professionals to help us update the house and rectify small problems found in the inspection. Cannot say enough good things about Paige and the Karen Cannon family. Would recommend without hesitation.

Chris Balch

We bought a house in the toughest market in my lifetime. We owe it to Sabrina at Karen Cannon realtors. She treated us like family, she was very responsive, and sent us everything that we could possibly be interested in. She listened to what was important to us, and she made it happen! We are so grateful that a friend recommended us.

Lauren Latta

Paige Holliman was wonderful to work with! Not only is she incredibly knowledgeable about the area, but she was also lightning quick to show us houses as they came on the market. Anyone trying to buy a home in Dunwoody knows that it's not uncommon for a house to get multiple offers on the same day it's listed. This was our first home buying experience and Paige did a great job to help us navigate all the steps and strategize how to go in with a strong offer in competitive situations. We were very impressed and appreciative of her negotiation skills and high level of professionalism through out the whole process. We love our new home and neighborhood. Both my husband and I highly recommend Paige.

Denice Dudley

We were searching for “that one house” for over a year and had Karen and her team on the hunt. They were very professional and their tenacity with their “never-give-up” attitude was impressive. We looked at MANY homes over that time frame, but, un-discouraged kept looking for the one house that we could call “home”. We found it recently and I was glad Karen or we didn’t give up the search. I would recommend Karen Cannon to anyone looking for a home in the Dunwoody community, she lives her, and knows the neighborhood. She was a big help in every aspect in looking for a home.

Tom Copper

Karen and her team are wonderful! After our home sat on the market for a while, we hired Karen and she had our house under contract within 2 weeks of listing. Karen is extremely professional, courteous, and responsive. I would highly recommend Karen and her team for anyone considering selling or buying a home.

Jennifer Liniado

Karen Cannon has worked very hard for us and has now helped us buy 2 houses and sell 1 house. All 3 of these transactions were met with very unusual and challenging situations and she was a master at navigating through them to very successful conclusions. The most recent sale was, by far, the craziest situation we have ever seen in our buying & selling of houses (previous to these 3 transactions, we've bought/sold 4 other houses). But we had Karen... I can only say it this way... she pulled a rabbit out of her hat, somehow generated renewed interest in our house, showed our now un-staged, packed up house 4 times over a weekend, ended up with 2 offers, 1 being a cash offer with a quick closing. Due to the domino effect, she literally saved 3 deals. That's 3 families with lots of money on the line and time spent. Due to her bending over backwards to show us houses via FaceTime, we put a contract on a house sight-unseen and it was one of the easiest and stress-free Real Estate transactions we've ever had. And it is a great house; that's how she described it to us back in 2020 and it has lived to up to that. Karen is truly the best.

Daniela Chillemi

Erin at Karen Cannon Realtors was so amazing! We were first time home owners, and she really helped us every step of the way. She explained it all so well that we felt like we understood every aspect of this complicated process. We felt so cared for and supported the entire time. We are so lucky to have had Erin and the entire Karen Cannon team!

Myra Elder

No one knows the Dunwoody/Sandy Springs market like Karen and her team! We worked with Karen and Andrew to find our dream home and sell our current property. Their knowledge of the market, professionalism and honest candor made them a pleasure to work with throughout the process. We highly recommend working with them!

Patricia Regan

We contacted Karen's office to get local expertise in Dunwoody as we searched for a new family home. We ended up working with Andrew Dennis and I don't know what the word limit on this review is, but I could talk for days about how great he was. Andrew is skilled at sharing information and considerations about areas in a low pressure way. In the moment, it felt like an easy conversation, but later on we realized he was giving great advice. In a competitive market, it would have been easy for us to make compromises, but Andrew helped us keep our composure and think long term about our investment. When it came time to put in an offer, he was really quick and organized. He's a great guy and we're happy to have met him. Karen was great and supportive as well and her connections in the community ultimately helped us secure our forever home. We are very grateful to Karen and Andrew and we would recommend them to anybody.

It gives me great pleasure to express my sincerest gratitude to Karen Cannon and her amazing team for the incredible work they did in selling our Dunwoody home. From the initial appointment to the signing of documents the Karen Cannon team were truly remarkable. Thank you Karen and Team Mike & Mary Jane Trapani

Mr. Mike Trapani

I worked with Karen Cannon Realtors during my last home purchase. My agent, Pauline, helped me find and buy my current home and I was very happy with how flexible she was when it came to showing me houses. I have 3 daughters and work full time so my schedule was pretty tight, but she always made it a point to schedule showings around me. She is extremely knowledgable about the market. She was always very thorough when answering any questions I had and always responded quickly. Karen and Anderson Cannon were also very involved throughout my home buying experience. Anderson explained the whole inspection process and walked me through the inspection report once it came in. I was very happy with the entire experience and would recommend Karen Cannon Realtors and Pauline to others.

We had a great experience using Karen and her team to sell our home and purchase our new home. Sabrina was always available to show me new homes, responsive, and quickly knew just what we were looking for and helped us find it! The selling team was great, professional, friendly, provided all the data we needed, and always available to answer our questions. Moving isn’t easy but Karen’s team made the process low stress and efficient. We highly recommend Karen and her team!

My wife and I used Karen Cannon Realtors 13 years ago to sell our home in Dunwoody. The process went so well that we decided to try the Karen Cannon team again to sell our home in East Cobb. They did an amazing job marketing the house and were very professional. Anderson Cannon was very helpful working through inspection issues and the team helped ensure a smooth closing. I would absolutely use them again.

Karen Cannon and her team were truly excellent. Communication was regular, clear and helpful throughout the process. They had excellent suggestions for getting the house ready to put on the market and contacts who could help us achieve the small improvements here and there that we needed to make. In what would have been a very daunting and anxiety-driven process, I felt confident that Karen knew what to do and would steer us in the right direction. She did and I know we made the right choice. Karen's expertise in this area is very apparent and I would highly recommend working with her and her team.

Karen, Katie and team were incredible in ensuring we received multiple offers that exceeded our expectations. They were able to sell our home in one day at above asking, as well as negotiating for us to stay past close. We couldn't be happier with the results and our choice of this team!

If you're looking for a team that treats you like family and delivers results, look no further. I can’t recommend them enough — they are simply amazing!

If you're selling a home in Dunwoody, especially an older one, Karen Cannon is the realtor you want by your side. She knows the market, gets results, and brings a level of experience and professionalism that truly makes a difference.

We felt very supported by Karen and the entire team as they activated to prepare our mom's house for sale. Karen knows the market, has an extensive network, and was committed to preparing the house to show at its best and be attractive to many buyers. We are very pleased with the service we received, which led to multiple offers and a sale that was executed quickly. Thank you, Karen and team.
