Before you list
How much is my home worth in Dunwoody or Sandy Springs?
Online estimates use broad averages and cannot account for your home’s condition, its updates, or even which side of the street you are on. An agent who has recently walked comparable homes in your neighborhood will give you a far more accurate number. We build a custom valuation from actual recent sales near you.
How long does it take to sell a home in North Atlanta?
It depends on your price point, the condition of your home, and the season. Homes that are priced well and prepared properly tend to move faster. We will show you what similar homes near you have been doing recently so you can plan around a realistic window.
What should I do to my home before listing it?
Start with what buyers notice first: decluttering, paint, landscaping, and any deferred maintenance. Your staging consultation will tell you where your effort is likely to pay off, and where it is not worth the trouble.
Do I have to make repairs before selling?
Not always. Some repairs return more than they cost and others do not. We will help you decide which ones make sense for your home and your price point before you spend anything.
Can I sell my home without listing it publicly?
Yes. Some sellers prefer a quieter approach, and we regularly match homes with buyers before they reach the open market. You do give up some of the exposure the MLS provides, so it is worth a conversation about whether it fits your goals and timeline.
Can I sell my house myself without a realtor?
You can. It is called a For Sale by Owner transaction, and it involves legal and financial considerations, strict deadlines, marketing, and all the logistics of a sale. Homes sold with an agent have historically sold for more than FSBO properties, though results vary by home and market. For most sellers the bigger consideration is the time, negotiation, and detail the process demands.
